About this file

This is a Questions & Answers document for the 2025 New Glarus Police Department Roof Replacement Project in Green County, Wisconsin. The document addresses technical specifications and requirements for a complete roof replacement, including removal of existing roofing material, installation of new EPDM membrane, and gutter work on the police department building. Key specifications confirm a 20-year manufacturer warranty requirement, the use of ISO board instead of wood fiber board as a substrate, and the requirement for aluminum coping on parapet walls.

The document clarifies several technical requirements through 11 questions and answers, including: maintaining the existing tar as a vapor barrier, rejecting TPO membrane for base bid but accepting TPO Rhinobond mechanically fastened system as an alternate, requiring 6" cured strips over 3" factory-applied seam tape, accepting non-seamless gutters if necessary, approving metal piece installation under shingles for tie-ins, declining heat tape installation for two gutters, and confirming the addition of taper insulation at the southeastern corner to match existing water management features at the northeastern corner.

2025 New Glarus Police Department Roof Replacement Project

Questions & Answers

1. Tech Specs call for “removal of existing layers of roofing material” Cores show that there is ½-1” wood fiber board on top of tar. Was the intent to remove the fiber board and leave the tar as it acts as a vapor barrier? Yes

2. Is there a roofing manufacturer warranty length 15 or 20 years requested for this project? 20 years

3. Tech Specs call for for ½” wood fiber board to be installed and then Fully adhered EPDM to it. If a manufacturer warranty is requested they will not accept wood fiber board as a suitable substrate to adhered membrane to. We could install ½” Iso Board? Yes

4. Will you accept TPO Membrane for the base bid? (fully adhered) No

5. Will you accept TPO Rhinobond mechanically fastened system as the alternate? (we could use wood fiberboard with this system) Yes

6. Current parapet walls have drip edge fascia. Plans call for Aluminum Coping. Is this what you want as it will cost more. Yes

7. Base bid says to strip in seams in 6” Cured. 3” factory applied seam tape is all that is required even for 20 year warranty. Do you still want 6” Cured over that? Yes

8. Will you accept non seamless gutter if that’s all we can provide? Yes

9. At shingle tie in would you accept a metal piece slipped under the shingles and then roof membrane would tie in to that? Yes

10. Would you like Heat tape for the 2 gutters that currently don’t have any? No

11. Northeast corner looks like it had a saddle added to taper water away from that corner. Would you like taper insulation added to do something similar to the South Eastern corner? Yes
