Trailer Lease Q & A
1) Q: The specifications call for all interior walls to be STC 45 at minimum. Will the interior doors also require the same minimum STC-45 rating? A: Yes.
2) Q: Roof specifications call out for .45 mil epdm finish. Which color is preferred, white or black?
A: Black
3) Q: Is 3/4" T&G advantech acceptable in lieu of sturdi-floor? A: Yes. It is an equivalent.
4) Q: Will the comm room require separate A/C (i.e. mini-split)? A: No. Not required.
5) Q: The specifications call for pressure treated floor joists and floor decking. Per 2018 IBC Chapter 2304.12.1.1, only wood structural floors 18" or less from exposed ground shall be preservative treated woods. Our floors are typically over 18" (2" abs pad, 8" cinder block, 10" I-Beam) by the time the building is set. Is regular (untreated) floor joist and floor decking acceptable in lieu of pressure treated? A: No. Pressure treated is required due to the high moisture that we deal with down in Louisiana.
6) Q: Will fire rated walls be required around the bedroom walls? A: As required by code.
7) Q: The specifications call for Type “L” copper water lines. Will PEX be acceptable for the supply lines within the building? A: Yes, PEX will be acceptable.
8) Q: If the building is to receive gutters and downspouts, is there a need for drip rails above the doors? A: No. Not required.
9) Q: Our interior doors typically have steel frames, is there still a need for wood trim around the doors? A: No. Steel door frames will be acceptable and will not require wood trim.
10) Q: Since this building will have sleeping areas, does the building need to be sprinkled? A: No. Base fire Department has approved us to NOT have a sprinkler system.
11) Q: Since the building is to receive basic smoke detector and alarm, does this mean it will not need a fire alarm control panel? If so, does it report anywhere? A: Yes. Alarm panel is required. It will tie into the main building and report through there.
12) Q: Are we able to work 7 days per week and 12 hour days? A: Yes
13) Q: Please provide details for who is to remove the existing 24x60 trailer? A: Govt.
14) Q: Please clarify that you want a NEW never leased or used building. Brand New? A: Yes, a new never used building.
15) Q: Please clarify the existing building 24x60 is to be removed by the Contractor from the property and the contractor is responsible for disconnecting all utility connections; repair the site and prepare the site for the new leased 24x72 trailer? A: Existing building, utility connections and site repair to be performed by the government and other contractor. New contractor will be responsible for connecting utilities and the necessary anchoring for the new trailer.
16) Q: Confirm the contractor is to make all utility connections to the new trailer? A: Yes. New contractor will be responsible for hooking up the utilities to the new trailer.
17) Q: Does the existing building have a sprinkler system installed? A: No. Sprinkler system is not required as per the on-base fire department and Civil Engineering department.
18) Q: Is the site have the fire sprinkler riser in place for connecting the fire sprinklers in the new building? A: No. Not required as per on base fire department and Civil Engineering department.
19) Q: Is the current existing building occupied now? A: Yes. Current building is occupied.
20) Q: If a new building is required to be provided, the period of performance- delivery and installation cannot possibly be met by 9-30. Consider allowing 90 days from the award NTP with approved shop drawings as the time for performance. A: Copy Contracting Office will look into modifying PoP.
21) Q: Based on the Bid date being Labor day and a time that people extend their weekend before and after and having many questions needing answers before we can quote the various pieces of the project, we are asking for a one week extension until the following Tue Sept 15 - A: Contracting will grant 2 day bid due extension
22) Q: Can you please clarify if you’re wanting a building that is already in the process of being built?
We can certainly build you a 24x72 sleeping quarters trailer however it would be a design/build.
We can customize the building with the specifications you’ve requested in the design process. If you would clarify the “in production” section I would appreciate it. A: We do not want to have a trailer that was produced several years ago and sitting in storage. We have had many floor issues as a result of that down here in Louisiana
