About this file

This is a Performance Work Statement (PWS) for the demolition and replacement of an entryway door (B1419) at Joint Base Andrews Air Force Base in Maryland, prepared by the 89th Airlift Wing and dated August 7, 2026.

The project requires the contractor to remove the existing door, frame, electronic openers, and associated components, then furnish and install a new automated sliding door system with an electric keypad-activated electronic lock and secondary mechanical locking mechanism. The new door must be bidirectional with overhead actuation, fully glass-paneled with bronze trim, and include motion and presence sensors compliant with ANSI/BHMA A156.10 standards. The existing door frame/opening dimensions are approximately 7 feet 7 inches (height) by 6 feet 9 inches (width), and the contractor is responsible for field-verifying all dimensions prior to fabrication. The system must integrate access control allowing free automatic entry/exit during business hours (8:00 A.M.–6:00 P.M., Monday–Friday) via motion sensors, with exterior access restricted to keypad entry after hours. Critical life safety and egress requirements mandate that interior egress remain unrestricted at all times per NFPA 101 and International Building Code standards. All work must comply with applicable building codes (IBC, ADA, ABA), electrical standards (NEC, NFPA 72, NFPA 101), and manufacturer specifications, with quality assurance following ISO 9001 standards.

Deliverables include a detailed project schedule, field-verified shop drawings, product data submittals, and a dust and security plan due before mobilization. Post-completion deliverables required before final payment are AAADM safety certification, as-built drawings, operation and maintenance manuals, security credentials and mechanical override keys, owner training (minimum one hour on-site), and warranty certificates (minimum one-year contractor's warranty on installation, alignment, and weatherproofing). The contract is conditioned on numerous Joint Base Andrews-specific requirements including compliance with base governing standards, attendance at a kickoff meeting, security clearances and background checks for all contractor employees, restricted work hours and movement times, catalytic converter restrictions, and strict security protocols prohibiting weapons and controlled substances. The government provides no equipment, facilities, or personnel support; the contractor assumes all responsibility for site cleanup, temporary security, equipment protection, and restoration of any damage.
