Boiler Replacement Project Manual - Barnum Museum

This is a Project Manual and General Requirements document prepared by Antinozzi Associates for the City of Bridgeport, Connecticut, for the Boiler Replacement project at the Barnum Museum located at 820 Main Street, Bridgeport, CT 06604. The project scope consists of the removal and replacement of the existing boiler and associated repairs necessary to restore the building heating system to functioning condition, including all mechanical, electrical, and plumbing (MEP) work coordination, site protection, and mobilization activities. The contract will be executed as a single prime contract, and all work must be substantially completed within two months of the Notice to Proceed. Work is restricted to normal business hours (7:00 am to 5:00 pm, Monday through Friday) with owner approval required for any deviations. The Barnum Museum will remain partially occupied during construction, requiring the contractor to coordinate operations to minimize conflicts with ongoing occupancy, maintain existing exits and access routes, and provide at least 72 hours' notice for activities affecting owner operations. Electronic bids will be received through the City of Bridgeport's e-Procurement Portal (OpenGov) until 2:00 pm on Friday, September 11, 2026. The bid issue date is August 12, 2026, with a question deadline of 5:00 pm on Thursday, August 27, 2026. Kathy Maher, Executive Director of Barnum Museum, serves as the owner's representative.

The Contract Documents establish a $10,000 lump-sum allowance for unforeseen conditions related to work. Contractor responsibilities include comprehensive waste management with a minimum 75 percent recycling rate (by weight) of total demolition and construction waste, documented through monthly reporting forms tracking waste quantities and disposal/recycling facility information. No field welding or torch-cutting is permitted. Contractors proposing substitutions or comparable products must verify that such changes do not impact structural design, HVAC, electrical, plumbing, utility requirements, clearances, dimensions, layouts, building or fire code requirements, or any other design changes; contractors bear full responsibility for costs associated with any necessary redesigns or additional construction costs resulting from substitutions. The project manual specifies detailed coordination procedures, submittal requirements, product selection procedures, final cleaning standards, and comprehensive closeout procedures including substantial completion inspections, final completion certifications, warranty documentation, and operation and maintenance manual submissions.
