About this file
This is a Statement of Work (SOW) for A&E Residential Roof Design Services at two U.S. Embassy residences in Pretoria, South Africa - 249 Carina and 325 Aires. The SOW requires professional architectural and engineering services to investigate roof conditions and provide roof replacement contract documentation services, including site visits to collect necessary information.
The project involves designing replacements for two different roof systems: 249 Carina has wood structural decking with slate tiling showing signs of structural deterioration and sagging shingles, while 325 Aires has fiber cement sheeting with Spanish roof tiles. Key deliverables include site plans, existing/removal roof plans, proposed new roof plans, structural/mechanical/electrical plans, construction details, specifications, cost estimates, and construction schedules. The period of performance is 197 days total, with a 60-day timeline for initial 60% submission, followed by review periods and subsequent 90% and 100% submissions. The contractor must follow U.S. codes and standards, including International Building Code and OBO A&E Design Requirements. The project is unclassified but requires limited site access and security clearances for team members visiting the residences.
