About this file
This document is a comprehensive set of architectural and structural drawings for the Delaveaga Roofing Repairs project at 401 Upper Park Road, Santa Cruz, California, prepared by Nielsen Studios for the City of Santa Cruz. The project involves reroofing, alterations to rainwater collection scuppers, replacement of fascia, and repairs to existing structural beams and joists for approximately 4,500 square feet of existing roof on a two-story golf clubhouse with a second-floor restaurant totaling 9,164 square feet. The scope includes demolition of portions of existing roof and structural beams as needed for replacements and envelope upgrades to restore the integrity of damaged elements as identified by the structural engineering consultant. The drawings encompass site plans, existing and proposed floor plans, roof plans, elevations, sections, and detailed construction specifications with CalGreen compliance requirements.
The project requires adherence to California Green Building Standards (CalGreen) Code mandatory measures including construction waste management with 65% recycling requirements, water efficiency standards, and material conservation protocols. Structural work includes repairs to existing glulam beams, replacement of deteriorated wood framing and sheathing, installation of new gutters and downspouts, and upgrades to roof edge conditions. The drawings specify compliance with current California Building Code requirements and include provisions for coordination with mechanical systems, fire sprinkler modifications, and accessibility improvements, with all work requiring structural observation by the project engineer and appropriate permits from the City of Santa Cruz.
