About this file
This is an Addendum to the Lasata Heights Apartments Renovation bid documents issued by Ozaukee County, Wisconsin on November 24, 2021. The addendum modifies the original drawings and specifications for the renovation project located at W78 N675 Wauwatosa Road, Cedarburg, Wisconsin. The project encompasses renovation of 24 senior-living apartments across three floors, with replacement of common area carpeting on three floors. Sealed bids are due on Thursday, December 2, 2021, by 10:00 AM local time at the Ozaukee County Administration Center, 121 W Main Street, Port Washington, Wisconsin. A pre-bid meeting was held on November 21, 2021, with a sign-in sheet attached to the addendum. The project requires contractors to address material handling, debris removal, elevator protection, sprinkler system upgrades to comply with NFPA 13R code, and replacement of electrical switches, outlets, phone jacks, and cover plates with white finishes.
Key clarifications in the addendum address project logistics, including material delivery through existing stairs or elevators (with a 1,200-pound weight limit and required protection), demolition debris removal via temporary chutes from balconies, and designated parking and dumpster locations shown on the attached site plan. The contractor is responsible for any damage to elevator panels used during construction. All bids must include applicable taxes. The addendum confirms that the sprinkler system must be brought up to current NFPA 13R code compliance, and existing floor construction consists of wood framing with concrete slabs on the first floor and above the vehicle parking area. The project is funded through the Community Development Block Grant Program, and a certified check or bond equal to at least five percent of the total bid amount must be submitted with each bid submission.
