About this file
This document contains technical specifications for a roof restoration project at Oakland University's Recreation & Athletics Center (RAC), focusing on Roof #4. The specifications detail a comprehensive roof maintenance and rehabilitation process involving Tremco's RoofTec cleaning systems and AlphaGuard polyurethane elastomeric fluid-applied roofing membrane coating. The project involves pressure washing the existing EPDM membrane, preparing the surface, and applying a two-coat, bio-based, low-VOC roofing system that includes a base coat and top coat designed to restore the roof's performance, extend its service life, and improve its solar reflectance.
The technical specifications outline strict quality assurance requirements, including installer qualifications, manufacturer approvals, and a 20-year warranty from Tremco. The project prioritizes environmental compliance, with materials featuring low volatile organic compound (VOC) content, bio-based ingredients (ranging from 60-70%), and performance standards including solar reflectance index (SRI) of 103 for the white top coat. The estimated project scope involves spot replacement of roof areas, surface preparation, priming, coating application, and installation of slip-resistant walkways, with the work to be conducted in coordination with Oakland University's ongoing facility operations.
