About this file
This document is a Roof Diagnostic Survey prepared by Tremco Construction Products Group for Oakland University's Recreation & Athletics Center, located at 569 Pioneer Drive in Rochester, Michigan. The survey involves a comprehensive infrared and moisture assessment of the facility's roofing system, utilizing advanced technologies like mid-wave IR cameras and Roof Moisture Meters to detect and verify areas of wet insulation. The survey was conducted on 10/14/2025, covering multiple roof sections with a total wet size of 60 sq. ft. and a wet percentage of 0.20%. Core cuts were performed on certain roof sections (4-A and 4-B) to establish moisture levels, with specific markings and measurements recorded.
The survey details the technical process of infrared scanning, which involves detecting temperature differences between wet and dry roof insulation during day and night conditions. Wet insulation areas absorb and retain more solar energy, which is then identified using specialized equipment. The document includes thermogram images, core cut photographs, and a detailed roof plan with moisture grid indicators. No core cuts were performed on roof section 4A per sales instructions. The survey provides a comprehensive assessment of the roof's moisture condition, which can be crucial for maintenance planning, potential repairs, and understanding the overall structural integrity of the building's roofing system.

TREMCO CONSTRUCTION PRODUCTS GROUP INFRARED INSPECTIONS ARE PERFORMED BY CERTIFIED (EXPERIENCED) INFRARED THERMOGRAPHERS UTILIZING STATE-OF-THE-ART EQUIPMENT. ALL WORK CONFORMS WITH CURRENT INDUSTRY BEST PRACTICES, AND IS PERFORMED IN ACCORDANCE WITH STANDARDS PUBLISHED BY
ASTM INTERNATIONAL AND INFRASPECTION INSTITUTE.
How An Infrared Survey Works:
Wet roof insulation absorbs more solar energy from the sun during the day than dry insulation. As the sun sets, the nighttime cools the roof surface. Wet insulation retains more solar energy than dry insulation. These temperature differences are detected by the infrared camera. All full service scans are performed using a mid-wave IR camera with a 2.5 - 5.6 spectral range. Suspected wet insulation is verified through core cuts and/or a Roof Moisture Meter.
Core cuts are taken to establish acceptable levels of moisture. Confirmed wet areas are marked out on the roof surface with paint.
How A Moisture Meter Works:
During the daytime, readings are taken and recorded in random locations and at wet areas found by the infrared camera.
Fast neutrons are emitted from the source in the Roof Moisture Meter into the roof system. The presence of hydrogen in the roof system slows the neutrons. These slowed neutrons as well as the fast neutrons are detected by the Roof Moisture Meter. A reading is displayed in the digital readout and gets recorded.
Core cuts are taken to determine a baseline for dry roof materials. Wet areas of insulation are marked on the roof surface with paint.
THIS IS A WTI BRANDED REPORT. THE TEMPLATE AND OR
