REPLACE ELECTRIC MOTOR BEARINGS SERVING CHILLED WATER

SYSTEM DISTRIBUTION PUMPS

SCOPE OF THE PROJECT

Provide all equipment, labor, and materials necessary to remove and replace electric motor bearings serving nine (9) chilled water distribution pumps located in the Gallery’s West Building Basement Chiller Plant Mechanical Room B-1. In addition, work to include inspection of ground circuits, grounding conductors, and motor/pump combination of noted pumps for proven low resistance and coupling conductivity.

SCOPE OF WORK

The Contractor shall perform the following work:

1. Inspect and verify size of existing equipment grounding conductor and termination for each electric motor.

2. Inspect and verify ground circuit as required at drive controller, motor control center, safety switch and circuit breaker in order to validate that ground circuit has proven low resistance.

3. The Contractor shall provide written report of conditions observed in items 1 and 2 for review by the Contracting Officer’s Technical Representative (COTR). In addition, if equipment grounding conductors and/or termination blocks are noted to be undersized or defective, and ground system electrodes/ground grid system is determined to have deteriorated so that a low resistance ground is not detectable, the Contractor shall include a proposal to correct noted defects in said report.

4. Furnish and install MRC hybrid (ceramic ball) type insulated bearings complete with suitable bearing lubricant and associated appurtenances for each chilled water distribution pump electric motor. Work shall include decoupling of electric motor, lock-out tagging of motor, and replacement of Aegis shaft grounding brushes on both ends of shaft for each pump.

5. Provide engraved nameplates for each electric motor with the following information – job number, date of service, inside bearing number, outside bearing number, and shaft grounding number. In addition, nameplate shall have the following notation:

“Due to excessive VFD induced shaft current, this motor has been modified as shown below – “inside bearing number –“ “outside bearing number –“ “shaft grounding number –“

6. Inspect and verify all nine (9) motor/pump combinations (6-200hp motors, 3-150hp motors) after work noted in items 1 through 5 is complete and pumps are fully operational for shaft coupling conductivity. If shaft couplings are found to be

7. All work noted herein (with exception of report preparation) shall be performed on-site at the National Gallery of Art. The Contractor will not be permitted to remove more than one (1) chilled water distribution pump from service at any given time.

REQUIREMENTS

The Contractor shall submit an outage request form to the Contracting Officer’s Technical Representative (COTR) at least five (5) working days prior to the performance of any utility outages; forms may be obtained from the COTR.

Work shall be accomplished in accordance with all applicable Federal and DC regulations and codes, in addition to the codes and standards applicable to each discipline as dictated by the appropriate governing body (i.e. EPA, DOT, NEC, AASHTO, ANSI, ASME, NACE, MEMA, NFPA, MSS, CFR, EPA, UL, ND, SSPC, and WSSC).

The Contractor shall remove all debris generated from work identified herein at the completion of each workday. Debris shall be properly disposed of at a site off Gallery property. Do not use Gallery refuse containers for disposing of construction debris.

The Contractor shall provide submittals for all new material and equipment to the COTR for review and approval within ten (10) working days following contract award. In addition to this requirement, the Contractor shall provide material safety data sheets (MSDS) to the COTR for all products to be used in conjunction with this project.

The Contractor shall prepare and submit a work schedule to the COTR for review and approval within ten (10) working days following notification of submittals approval and prior to the commencement of any work indicated herein. The schedule shall indicate the shipment date of all required submittals, diagrams, and phases of work. The schedule shall clearly identify the bearing replacement work for each electric motor, verification of shaft conductivity, testing of grounding conductor, and testing of ground circuit conductor. The Contractor shall provide minimum 24 hour notification prior to commencing motor testing and service work noted in statement of work. The Contractor shall not deviate from the schedule without prior notification and approval by the COTR.

The Gallery will furnish on-site storage space for tools, equipment, and material required for the work indicated herein.

The Contractor shall provide required safety gear for all Contractor employees, including but not limited to approved head, eye, ear, and foot protection. Safety gear shall be worn at all times when the Contractor is performing construction activities at the Gallery. The contractor shall provide proper mechanical ventilation (if required) of site during period of work.

The Contractor shall obtain a “HOT WORK PERMIT” for all operations requiring flame-producing devices or operations that generate heat and/or sparks. The Contractor shall obtain this permit from the COTR at least 24 hours prior performing hot work. The

Contractor shall furnish a fire watch and approved fire extinguisher for operations involving hot work, in addition to all other requirements specified on the permit. The permit shall be clearly posted at the entry(s) to the site of work to allow inspection by Gallery personnel.

The Contractor shall provide manufacturer’s standard commercial warranty for all parts and equipment and a one (1) year warranty for all labor. The warranty period shall commence upon the final acceptance by the Gallery.

The Contractor shall be responsible for conducting all required field investigation(s) to verify the accuracy of information provided, obtain existing electric motor and pump operating characteristics and performance data and conductor sizes, including existing conditions and locations of the areas affected by the proposed work. The requirements herein will not relieve the Contractor from furnishing all materials within the general scope of the work, even though some items may not be specifically mentioned or detailed.

WORK HOURS AND PARKING

All work identified herein shall be performed Monday through Friday between 6:00 AM and 5:00 PM, unless prior written approval is received from the COTR.

Parking at the Gallery is extremely limited and, as such, cannot be guaranteed for Contractor personnel. Requests for parking shall be submitted to the COTR in writing, minimum 24 hours prior to the required date(s).

SECURITY

Security badges shall be worn at all times. Contractor personnel shall check in at the security desk when entering and exiting the Gallery.

The Contractor shall submit background information for all employees not currently performing work at the Gallery that may be associated with performance of the work indicated herein. Background information shall be furnished to the COTR at least seven (7) working days prior to commencement of work by those employees.

PERIOD OF PERFORMANCE

The Contractor shall complete all work identified herein within ninety (90) calendar days following contract award. The Contractor shall prosecute the work continuously upon the commencement of demolition. The Contractor shall not commence work activities until all required materials are on site.
