STRUCTURAL SURVEY STATEMENT
prepared by
Eng. Marina Hristova Doycheva structural engineer, Subject ICE, Diploma A 88 N 003689/ 1991. HIAC - Sofia
I. JUSTIFICATION
Based on the Position Paper under incoming number J'& 29-00-82/09.02.2018, submitted by the
Principal of Kindergarten No_ 5 ,,Chervenata Shapchitsa" Targovishte regarding preparation of the forthcoming current renovation of the kindergarten building in line with the specified Bill of Quantities , which envisions performing of external thermal insulation and painting, partial roof repair, internal repairs including replacement of floors, facing, sanitary ware, plumbing and electrical installation.
II. SCOPE STATEMENT
Subject of the present Structural Survey Report is a comprehensive survey and evaluation of the above mentioned building, in order to evaluate the current condition of the bearing structure of the existing building of Kindergarten NQ 5 ,,Chervenata Shapchitsa" Targovishte situated in 29 Lyuben Karavelov Street in Targovishte.
This Structural Survey Statement was prepared ex officio, in compliance with the terms of Article 230, §.4 of the Spatial Planning Act ( SPA) by me, as a chief expert in Spatial Planning Department (SPD) of Targovishte Municipality, licensed structural engineer with awarded Certificate for Complete Designer Qualification Reg. No 04700, issued by the Chamber of Engineers in Investment Design, with a Master's degree in industrial and civil engineering (ICE), under Part:
Construction
III. DOCUMENTATION
During my on-site visits performed on the 12th and 13th of February, 2018, I studied the entire documentation archived at the Kindergarten, starting from the year of its foundation up to the present moment , including all papers related to the construction and repair works performed during the exploitation period of the building, as listed below:
- Basic Design Project of Kindergarten designated to accommodate 100 children from 1964 according to the attached Type Design "Type-V", with the following archived sections:
- Section "Architecture": situation distribution basement, second floor cross section and façades;
- Constructive Plans: Plan of Foundations, Slab above Basement; Basement Beams; Slab above
Ground Floor, Beams above Ground Floor, Slab above Second floor and beams above Second Floor;
Section "Project Accounting Documentation": complete documentation set available;
- Plan from 19.03.1967, drawn up for Property N9 VII designated for the Kindergarten, sq. 46 to the 1956 Targovishte City Plan featuring the newly built solid two-storey kindergarten building;
- Order Notebook of the Site kept during the Building Construction Period, with entries dating from 06.12.1964 up to 1965;
CTp. 1 /3
- Design Project from 1970 for gardening and landscaping of the Plot, complete with the archived Original Draft dd. 13.02.1970 for Plot NQ X designated for a children's home, sq. 44 according to the 1967 Targovishte City Plan;
- Reconstruction Project for wiring and plumbing from 1977;
- Reconstruction Project for heating and ventilation installations (HVI) and Technology from
1978;
- Reconstruction Project from 1984;
- Project for fire alarm installation of the Building from 2017;
- Annalistic book of the Building kept during its exploitation period starting from 1967.
IV. DESCRIPTION OF THE BUILDING
The Kindergarten represents a solid two-storey building with a basement. It is built according to a type project designated to accommodate 100 children - "Type-V" for 4 groups. It is located in ZLP I - for a children home, Section 112, LP N2 73626.509.159, according to the effective Targovishte City Plan.
According to the Plan, the building dimensions are 39,00/10,75 m. The building is situated at a distance of 14 m off L.Karavelov Street on its long side and at a distance of 7 m off Todor Kableshkov Street on its short side.
The basement area is 390 m 2 and features a kitchen, a boiler room, a wood heating installation (not in operation), an indoor swimming pool, a changing room, as well as storage, service , wash and bath rooms.
The first floor occupies an area of 421 m2 s and features in opposite location living facilities for two groups consisting of a wardrobe, a study room, a bedroom, a storage room, an office room, a washroom and a bathroom (WC). The same floor features rooms for guards, manager; medical nurse, a foyer and a staircase connecting the floors are situated.
On the second floor with an area of 435 m2 the similar living facilities for two groups from the first floor are situated, combined with the Principal office, a recreation room and a foyer.
The building was built up to the rough construction phase in the period from 1964 to1965. It was put into operation in 1967.
Over the years, routine repairs have been performed on a regular basis in the kitchen, in the study rooms and in the bedrooms, as in 2006 they were focused on the leading away surface waters from the foundations of the building.
V. FINDINGS ON THE OVERALL CONDITION OF THE BUILDING
During my on-site visit on 12.02.2018, no leaks from the gutters on the façade, shield and terraces have been discovered. The waterspouts are inserted into the sewer- system.
The sidewalk around the Building is made of different materials: mosaic floor at the entrance and in terraces; concrete tiles on a sand bed and asphalt. Mosaic floor in the terraces is heavily cracked and surface waters penetrate through the cracks.
The under drainage below the building is subject to regular inspections by the staff.
VI. STRUCTURAL EXAMINATION OF THE BUILDING
Based on archived building documentation and on-site inspection, it was found that the bearing structure of the building is monolithic; a reinforced skeleton- girder structure with monolithic beams and pillars consists of the two over ground floors. The basement features concrete enclosing walls and English yards for the windows of the semi-ground floor. Prefabricated units with cylindrical cavities are used for the floor structure. The building features three vertical levels: one slab over the basement, one slab over first floor, and one attic slab over the second floor. The building is covered with flat, warm, waterproof roofing. The brick-built external enclosing walls and internal partition walls are respectively 25 cm and 12 cm wide.
Visible cracks on the façade walls on the premises are 1-3 mm in width. Those cracks result from the of soil compaction processes occurring beneath the building foundations. At the present moment those processes have completely subsided over the course of 50 years of the building exploitation period.
The basement walls are made of concrete. My on-the-spot- inspection revealed a diagonal crack in the southwestern part of the building located to the left of the main entrance. The crack was localized in the section between the two windows belonging to the boiler room and the storage room. The similar kind of
CTP. 2/3
diagonal cracks was discovered on the overground floors: in the study rooms on the first and second floors.
This problem occurred as a result of compromised draining of waters from the roof. The drainage system was repaired routinely in 2006 through replacement ofwaterspouts and gutters in the entire building.
VII. STRUCTURAL SOLUTION
While planning current renovation, it is necessary to envision the following works:
1. removal of plaster in the cracked sections sized above 3 mm, in order to find out whether cracks go through the bricks or are located in the grout ofthe masonry joints for taking adequate measures;
2. injecting grout mixture in the diagonal crack between the boiler room and the storage room on
One-sided guniting of the basement wall and two-sided guniting of the walls in the both overground floors The walls must be gunited one-sidedly on the semi-ground floor and two-sidedly on the two overground width and height wise, including three windows ofthe study rooms;
3. height wise guniting of two symmetrical 2,50 wide façade bends from the patio side at a right angle;
4. injecting ofvisible cracks on the concrete elements with epoxy compound;
5. cleaning up and plastering ofjoints to fill in small cracks (up to 3 mm) in the brick walls.
VIII. GUIDANCE FOR IMPLEMENTATION:
1. Walls and concrete surfaces must be scraped, dust must be brushed off and walls must be washed with water under pressure in the sections for guniting ofthe envisioned reinforcement;
2. The gunited sections must be reinforced two-sidedly with a network of 5 N 8 per m2 of St.A III, and anchored with dowels for bricks;
3. Guniting must be applied using concrete Class B 25, 3 to 4 cm thick, to ensure 1.5 cm thick covering of the reinforcement;
4. Joints and cracks on the brick walls must be injected with grout mix in 1:1 ratio (cement: sand);
5. Visible cracks and joints on the concrete elements must be injected with epoxy mixture.
IX. CONCLUSION:
At the present moment, Kindergarten .Ni 5 ,,Chervenata Shapchtsa" in 29 Lyben Karavelov Str.
in Targovishte is in need for current renovation, in order to ensure its maintenance in good condition, notwithstanding the periodical routine repairs performed throughout the exploitation period.
The Quantity Bill of the proposed current renovation contains description of repair works similar to those described in the Structural Solutions section of this Statement, in order to guarantee stable behavior of the bearing structure.
During the renovation period, I will help, within my competence, solve the issue of any circumstance which may occur beyond those mentioned in the present Structural Survey Statement.
