About this file

The document is a Security Gate Assessment for the LCAFRC (location not specified), detailing the current state and recommended upgrades for an existing gate control system. The assessment covers a Lift Master Elite CSL24U gate controller installed in 2016/2017, which is nearing the end of its service life. The scope of work includes providing and installing a new barrier arm gate system with updated components such as an operator, down loop, photo eye, and 3-button station. The project involves replacing entry and exit gate motors and controllers with weatherproof, tamper-resistant units, upgrading safety sensors, photo eyes, bumper stops, and improving the chain system to prevent sagging and reduce wear.

The current gate system has several noted deficiencies, including photo/safety eyes positioned at shin level, non-functioning bumper stops, and mechanical components showing early signs of wear. The gate is operated through a Lenel network system for scheduled opening and closing, with manual override switches in the guard shack. The assessment recommends consolidating guard shack controls into a single integrated panel with manual overrides for interior and exterior gates, and an emergency stop button. The project also aims to address ADA non-compliance and improve overall gate system reliability and safety. The recommended upgrades will include system commissioning and owner training to ensure proper implementation and use of the new gate control system.

Safety Features:

Photo/Safety Eyes: Present at shin level (see photo 2) Bumper Stops: Not functioning.

Loop Detectors:

Entry/Safety – Present Exit/Safety – Present

Manual Override / Guard Shack Controls:

Entry gate is operated by a single switch inside guard shack (see photo 3) A toggle switch controls both gates for emergency closing. (see photo 4) All other operations are managed through the Lenel network system for scheduled opening during normal business hours and for closing after hours.

Pedestrian/Bike Egress:

Exit Button: Located on the north side of the guard shack for bike and pedestrian traffic. (see photo 7,8 ) Compliance: Not ADA compliant.

Mechanical Components:

Motor: Nearing end of life Rollers: Replaced less than a year ago, but already showing signs of early wear (see photo 5).

Bent Mechanical Brackets : Due to length of unsupported chain.

Chain: Long unsupported span is causing sagging, premature wear, and frequent adjustments (see photo 6).

Scope of Work:

Provide and Install barrier arm gate system including operator, down loop, photo eye, and 3-button station.

Replace entry and exit gate motors and controllers with updated, weatherproof, and tamper resistant units. Replace safety sensors, photo eyes, bumper stops, etc. Upgrade the chain system to a fully supported mechanism to prevent sagging and reduce premature wear. Replace gate rollers.

Consolidate guard shack controls into a single integrated panel that includes:

Manual overrides for both interior and exterior gates. An emergency stop (mushroom-style) button for rapid gate closure in emergency situations.
