About this file
This document is a Questions and Answers file for a Request for Proposals (RFP) issued by the Town of Hanson, Massachusetts, seeking Owner's Project Management (OPM) services for highway facilities building and renovation of the former police station. The RFP solicits proposals for OPM services with a deadline of October 14, 2026, at 10:00 A.M. The work to be performed was developed by the Hanson Town Planner and IT Director, and the selected OPM will provide recommendations to the Highway Building Committee regarding code requirements and efficiency improvements. The Town intends to procure a separate design team to develop bid documents that will provide additional protections for the Town beyond the initial scope outlined in the OPM RFP. No planholders list exists for this procurement, and addenda will be distributed through Commbuys and the Hanson website.
The project cost estimate is detailed on page 4 of the RFP documentation. The Town has not imposed union requirements for this procurement. The OPM will be expected to evaluate whether the estimated renovation costs exceed 30 percent of the building's assessed value, which may trigger unanticipated accessibility code upgrade requirements. No current incumbent or site visit information is specified in the Q&A responses.

TOWN OF HANSON, MA
Request for Proposals (RFP) Owner’s Project Management Services (OPM)
Hanson Highway Facilities Building and Renovation of Former Police Station
PROPOSALS DUE: October 14, 2026 at 10:00 A.M.
QUESTIONS AND ANSWERS
1.) In regards to the “Work to Be Performed” (pg. 8 of the RFQ) listed for the Former Police Station Renovation Project, was that put together by a hired design team or did the Town put that list together? As part of the evaluation process, was it determined if the estimated cost of the renovation work surpasses 30% of the building’s assessed value? As that may trigger some accessibility code upgrade scopes that potentially weren’t anticipated?
The list was drafted by the Hanson Town Planner and IT Director. The Town anticipates that the OPM may provide recommendations to the Highway Building Committee relative to code requirements and other areas that will support efficiency and cost savings.
2.) Regarding the bid solicitation for the Former Police Station Renovation project, does the Town plan on procuring the services of a design team to put together bid documents that contain more protection for the Town above and beyond the work listed in the OPM RFQ?
Yes, the intent is to have the design team put together bid documents and may contain more protections for the Town above and beyond the work listed in the OPM RFP.
3.) Do you happen to have a cost estimate or range for this project?
Page 4 contains the cost estimate of the project.
4.) Can I get a copy of the planholders list? If there’s any?
There is no planholders list.
5.) Will addenda be sent automatically, or do I need to check back in?
Addenda will be placed in Commbuys and on the Hanson website.
6.) Do you have Union requirements?
