BAS Sequence of operation

The new equipment shall be controlled by the BAS and be added/integrated to the chiller plant’s sequence of operation. This facility requires 24/7 cooling so it’s essential that the chillers and associated pumps, valves, cooling tower operate automatically and as energy efficiently as possible. All chillers shall operate in a lead/lag configuration and have a time schedule when to be enabled. Lead/lag and time schedule shall be adjustable from the BAS graphics page. The KW and minutes that control the lead and lag shall also be adjustable from the BAS chiller graphics page. It’s expected that at the end of this project that the chiller plant is fully automated and operating efficiently as possible.

Sequence Of Operation (117 ton chiller (chiller #1) if replaced, 90 ton chiller (chiller #1) if not replaced as part of this project)

Chiller 1 shall be the lead chiller during after hour cooling. (Weekends,Holidays, 5PM to 6AM weekdays) This chiller shall also operate during normal business hours when the chiller’s load (KW) is below 56KW.

Chiller #3 422 ton magnetic bearing chiller-When this chiller is selected for the lead chiller and chiller’s KW is below 140KW this chiller shall and be the operating chiller. If the load (KW) rises above 140 KW for more than 15 minutes, the lag chiller shall start.

When the load on chiller #3 (KW) drops below 50KW for 15 consecutive minutes, the lag chiller will cycle off.

Chiller #2 450 ton Trane Centrifugal Chiller- When this chiller is selected to be the lead chiller and chiller’s KW is below 160KW this chiller shall and be the operating chiller. If the load (KW) rises above 160 KW for more than 15 minutes, the lag chiller shall start.

When the load on chiller #2 (KW) drops below 75KW for 15 consecutive minutes, the lag chiller will cycle off.

Condenser Water Temperature

The condenser water temperature shall be set at 75degF. When only the magnetic bearing chiller(s) are operating the condenser water shall be lowered automatically by the BAS to 68degF. These settings shall be adjustable from the BAS graphics page.
