Protection of Building Interior during Construction

• Exterior brick and interior wall finishes will be removed, but CMU back up wall will remain throughout construction

• Window replacement will likely be staged to occur one at a time or in small groups, so that no windows are left uncovered at the end of each work day

• Roof replacement work will be staged so that roof demolition areas are re-covered at the end of each work day

• Building HVAC systems will remain operational throughout construction, and interior humidity will be monitored

• CMc will be expected to develop a risk management plan outlining specific means and methods of protecting interior finishes from physical damage and moisture/humidity damage

• Hurricanes and pop-up thunderstorms are known risks that the CMc will be expected to manage

Mold Remediation

General Remediation Scope

• Remove and replace all finishes on interior faces of exterior walls and chases

• Remove and replace the first two feet of finishes (one side only, full height) at the intersection of interior walls that connect to an exterior wall

• If additional contamination is discovered after exploratory demolition begins, demolition will be extended to address all contaminated materials

• Remove and replace all carpet

• Remove and replace all acoustic ceilings

• Specific areas of known contamination will be addressed

• E.g., USMS locker rooms

• Millwork/casework will generally be cleaned and retained

• All HVAC distribution components will be sanitized

Site & Landscape

Site Improvements

HVAC Integration

• New single, chilled water Dedicated 100% Outside Air Unit (DOAHU) located outside the building.

• Nominal cooling capacity o f 165 tons, staged electric heating capacity o f 400 KW, and air flow delivery of 21,000 cfm.

• Ducted (internally) to existing main fresh air intake located on the 5th floor.

• Airflow measuring devices and modulating dampers placed in existing ductwork to ensure constant flow of conditioned outside air to each air handler.

• The existing chilled water air handlers will be cleaned in accordance with the NADCA St andards and reused.

HVAC (Heating, Ventilation, & Air Conditioning)

• The condensate drain pan inside theexisting air handlers will be cleaned andrust proofed t o prevent deterioration o f thedrain pan.• The existing ductwork will be fit t ed withinsulated access panels, 50 feet apart, t oallow cleaning of the interior of theductwork. The interior of all existingductwork will be cleaned.• All existing building HVAC system controllerswill be upgraded (hardware and software)• The entire building HVAC system (both airand water side) will be t ested, adjusted, balanced, and commissioned.
