B. PROJECT DESCRIPTION:

The proposed project will repair and replace the roof of the Wheeler Memorial Library located in the heart of Orange, MA at 49 East Main Street.

The library is a 2-story solid brick masonry structure with steel framing that was constructed circa 1912. The upper roof system is a low-sloped roof with a rubber membrane. The asphalt-shingled sloped roof sections begin at the outer edges of the low-sloped, upper roof and terminate at the eaves and balustrade at the top of the second floor. All layers of the low-sloped roof system will be removed down to sound decking and be replaced with in-kind materials. The sloped roof sections will also be stripped down to sound decking and replaced with an asphalt shingle roof system. Due to extensive water infiltration, it is expected that the wood-plank decking will require replacement in conjunction with the roof replacement. In addition, repointing chimneys and restoration of the cementitious features and brickwork of the balustrades are included in the scope of work.

This proposed project has an estimated cost of $258,600 and will include the following (see Final Construction Plans prepared by Gale Associates, Inc. beginning on page 10 for additional details):

Removal and legal disposal of asbestos-containing asphaltic coatings.

Removal and legal disposal of all existing roof materials, including EPDM rubber membrane, asphalt shingles, deteriorated wood sheathing, rigid insulation on upper roof, and tarps.

On the low-sloped roof, installation of tapered insulation, roof cover board, new single-ply membrane, and sheet-metal perimeter edge flashings system.

On sloped roofs, installation of new felt underlayment, asphalt shingles, sheet-metal flashings and step flashings around the chimneys.

Reparation of masonry components to improve the appearance and performance of the building following damage from water infiltration.

On cornice returns to the sloped roof, installation of flashing to reduce the potential of water infiltration in the attic and main floor below.

Stabilization and installation of membrane cladding or flashing at the back side of the pediment.

Installation of sheet-metal reglet flashing between the limestone and masonry of the pediment to counter flash the wall cladding system.

Re-flashing of the bottom chord of the balustrade railings with membrane that extends up to the interior edge of the bottom chord.

Liquid flashing applied at the base of each baluster.

Re-pointing of chimneys to help reduce the potential for water infiltration inside the building.

Installation of new sheet-metal flashings at the chimney bases to counter flash the replacement roof-system flashings.

Removal and replacement of the gutter assembly.
