1.1 Project Overview & Design Concept

The intent of this project is for the contractor to provide and install two commercially available buildings.

These structures shall be an off the shield design that meets the requirements laid out in the contract documents.

• Cabin one (600 ft2) is a Living Quarters (entry living room, kitchenette, bedroom, bathroom & shower configuration).

• Cabin two (600 ft2) is a Labin (work/research lab preparation space, office, and bathroom configuration).

Single-story structure, with a semi-open ABA/ADA floor plan and ABA/ADA entry pathway compliant. The cabin’s foundation may be a monolithic stem-wall, slab on grade, a sealed cement block stem-wall or an insulated concrete form (ICFs) may also be used. Ideally using materials that will tolerate exposure to salt air, that are naturally resistant to harsh weather such as decay-resistant woods, or composite materials that are designed to withstand the coastal elements with little or no maintenance.

Innovative structural materials (i.e., mass timber) or energy efficient interior materials for wall, floor and ceiling insulation as well as exterior finishes are encouraged. Exterior fiber cement siding (i.e., Hardi Board) or cedar lap siding is the preferred exterior covering.

Both cabins must have a commercial grade stainless-steel kitchen/lab sink, designated refrigerator space, and two burner stoves. Outlets and countertop space for appliances (i.e., microwave, coffee maker, microscopes, and centrifuge). Tankless water heater or 30-gallon electric water heater, mini-split HVAC cabin heating/cooling system, single manual thermostat, or baseboard heating with individual manual thermostat control. Ceiling lights centrally located in the center of the ceiling, recessed lighting or strip lighting may also be used.

The cabins may be modular, or a prefabricated structure built to Alaska State residential requirements. A prefabricated structure meaning; a building or subassembly that has been in whole or substantial part manufactured or assembled using closed construction at an off-site location to be wholly or partially assembled on-site. “Closed Construction” meaning a factory-assembled structure or component that encloses factory-installed structural, mechanical, electrical, plumbing or energy conservation equipment or material inside a floor, wall, or roof cavity which is not entirely open for visual inspection of the equipment or material at the site.

Base Overview:

• Commercially available design (Professional Engineer stamped) cabin drawings per Bases of Design.

• Demolitions and removal/disposal of existing cabins, both (cabins) are approximately 600 ft2/each on wood/log purlin foundations. Disconnecting current utilities in preparation for new cabins.

• Construct a permanent cement foundation for both cabins, utilizing a moister/waterproof barrier within the structure footprint.

• Construct/assemble or hoist a modular 600 ft2 cabins onto the prepared foundations. Establish electrical, water and sewer connections (to existing utility connections), finalize and complete both cabins per Bases of Design (BOD).

• The contractor shall provide all management, supervision, labor, personnel, transportation, materials, equipment, and supplies, except as otherwise specified, necessary to provide construction services at the Hollis project site. All work shall be performed in accordance with this statement of work and requires compliance with all local, State & Federal laws and regulations.

Additives Overview:

• Additive 1: Construct a 120 ft2 wood front entry deck for cabin one.

• Additive 2: Canopy/awning above cabin one’s deck.

• Additive 3: Construct a 120 ft2 wood front entry deck for cabin two.

2.0 BUILDING CRITERIA

2.1 Project Criteria

The analysis and design approaches are based on the following Codes and Standards. Local health departments, OSHA, and fire codes will be followed. All codes and standards shall be the latest adopted editions, plus approved amendments.

2.2 Accessibility:

ABA/ADA, Architectural Barriers Act/Americans with Disabilities Act standards must be met for all new spaces and access points.

2.3 Colors:

Suggested colors for exterior and interior paint, appliances, countertops, sheet vinyl, carpet, exterior siding and trim, roof, etc., shall be submitted with the preliminary design; tan/beige colors are preferred for both the interior and exterior materials.

2.1 Architectural.

2.1.1 Demolition:

Destruction and complete removal of exiting cabins, foundations, and associated materials.

2.1.2 Walls:

Metal/wood studs

• Exterior: Water resistant sheeting/lap siding

• Interior: Gypsum wall board or paneling

• Interior Ceiling: Gypsum wall board

2.1.3 Floors:

Floors shall be covered with water resistant "no wax" seamless sheet vinyl resilient floor coverings throughout Cabin/Labin.

2.1.4 Doors:

Cabin/Labin entry and bathroom (minimum). All exterior doors shall be 1 3/4-inch-thick insulated metal. All door hardware shall be of the function normally required for residential applications, and shall comply with disabled accessibility requirements (i.e., lever operated door handles). All exterior door locksets shall be equipped with Forest Service Master Key System. Yale holds the Forest Service Master Key System. If tubular cylinder locksets are used, Yale keyway with the 1801 cylinder will not fit any other manufacturer’s locksets. If mortise type locksets are used, the Forest Service key system will use a 1152 cylinder, which is changeable with many other type manufacturers.

2.1.5 Windows:

Minimum of 1 window per cabin wall/room. Windows shall be vinyl, aluminum clad or wood framed and shall be fully weather-stripped and include insect screens. One window in each bedroom/office shall comply with Building Code fire egress requirements.

2.1.6 Cabinetry/Countertop:

Cabin: Kitchenette and bathroom Labin: Work/sample preparation space, utilizing a non-reactive/chemical resistant countertop (approx.10-12ft of cabinet per design layout) and bathroom.

2.1.7 Bathroom:

Cabin: Toilet, sink & cabinet, mirror, one-piece walk-in shower stall.

Labin: Toilet, sink & cabinet, mirror, one-piece walk-in shower stall.

(Shower head 2 G.P.M water saving flow restrictor)

Miscellaneous equipment such as exhaust fans, toilet paper dispensers, towel bars, grab bars, medicine cabinet.

2.1.8 Siding:

Exterior fiber cement siding (i.e., Hardi Board) or cedar lap siding.

2.1.9 Roof:

Metal roofing, to match Hollis bunkhouse. Roof pitch shall be not less than 3 in 12. Eaves shall extend a minimum 24" beyond the outside walls, both sides and ends. Provide soffit and gable vents as necessary.

2.3 Mechanical

2.3.1 Design Description

Cabin’s heating, A/C (HVAC) system will be electric strip heat (base board or mini-split HVAC system).

For Cabin one, a fire-resistant area (hearth) designed/designated for a wood stove (no larger than an 18” inch stove). See wood stove clearance chart page 7.

2.3.2 Codes and Standards

The analysis and design shall conform to the following Codes and Standards, using in all cases the latest adopted editions plus approved amendments.

Install in ground 1” PVC for future data connection to Hollis bunk house.

Provide a 1” minimum air gap above the roof insulation at the eave overhang for ventilation.

2.6 Paint

2.6.1 Description of Work:

Submit premium paint color matching bunkhouse color (low luster or manufactures suggested finish) to COR.

• Premium exterior caulking (elastomeric/non-water base) to be applied at the seams if necessary for a weather seal, water-proof envelope.

• Apply primer and two coats of paint (based on COR submittal) to exterior surfaces, following manufacture’s recommended time between coats. spray-on and brush-in for comprehensive coverage (no visual reference of pre-painted surface color).

• Clean off residual overspray/paint droppings and remove covers, shield, tape from components not being painted.

2.7 Gutters

2.7.1 Description of Work:

• Slope approximately ½ inch for every 10 feet of run.

• Gutter run on the fascia 1 ¼ inches below the metal drip-edge flashing

• Fasten fascia brackets with ¼-inch stainless steel lag screws long enough to penetrate rafters.

• Downspouts to match gutters.

• Ensure a watertight joint, seal the rivets and the end-cap seam on the inside of the gutter with a high-quality siliconized caulk.
