At a minimum, the project shall comply with:

o NFPA 13, Standard for the Installation of Sprinkler Systems.

o NFPA 72, National Fire Alarm and Signaling Code.

o Applicable building code adopted by Greenville County.

o Applicable fire code adopted by Greenville County.

o Applicable plumbing and mechanical codes.

o Applicable electrical and fire alarm requirements.

o Requirements of the local water purveyor.

The contractor shall confirm the specific code editions currently adopted by the local jurisdiction and shall design the system accordingly.

Existing Building Conditions

The building is an existing operational fire station. The contractor shall be responsible for inspecting the building and verifying all existing conditions before submitting a proposal. The contractor shall account for existing conditions.

Any drawings or information provided by the Tigerville Fire Department as part of this RFP shall be considered for reference only. The contractor shall be responsible for field verification and shall not rely solely on Tigerville Fire Department-provided drawings.

Operational Fire Station Requirements

The fire station is an active emergency services facility and is expected to remain operational during construction. The Department will work with the selected company to minimize station disruptions while also providing the necessary access for system installation.

The contractor shall not block apparatus, driveways, bay doors, exits, or emergency response pathways without prior approval from the Tigerville Fire Department.

Any planned interruption to utilities, fire alarm systems, alerting systems, occupied areas, access, or emergency response operations shall be coordinated and approved in advance by the Tigerville

Fire Department.

The contractor shall maintain a clean and safe work area and shall secure tools, materials, lifts, ladders, and equipment at the end of each workday.

Areas to be evaluated shall include, but are not limited to:

o Apparatus bay o Mechanical rooms o Electrical rooms o Bunkrooms o Kitchen o Attics and concealed spaces

The contractor shall not assume that the entire facility is light hazard. The contractor shall evaluate each area based on its actual use, contents, storage, occupancy, and applicable code requirements.

Fire Alarm Requirements

Provide a new, complete fire alarm system for the entire building. The new system shall replace the existing fire alarm system in its entirety unless a specific existing component is inspected, listed for use with the new system, and approved in writing by both the Tigerville Fire Department and the Authority Having Jurisdiction (AHJ). The proposal shall not assume reuse of the existing approximately 20-year-old panel, initiating devices, notification appliances, wiring, or related equipment.

Provide a new listed addressable fire alarm system with a fire alarm control unit sized for the complete project and with reasonable spare capacity for future expansion. The proposal shall identify the proposed manufacturer, control-unit model, system type, available spare capacity, and all proprietary service or programming restrictions.

Building-wide coverage

Provide fire alarm coverage throughout the entire station, including both floors, apparatus bays, offices, corridors, stairs, kitchen and living areas, bunkrooms and sleeping areas, mechanical and electrical rooms, closets, storage rooms, restrooms, attic or concealed spaces where required, and all other occupiable or service spaces. Audible and visible notification shall be provided throughout the building as required by code.

Provide smoke detection, heat detection, carbon-monoxide detection, duct detection, and other initiating devices only where required by the applicable codes, with the exception of the manual fire alarm pull stations specifically requested in the next paragraph. Device selection and placement shall be designed to minimize nuisance alarms while maintaining required protection.

Provide manual fire alarm pull stations at all exits or within the required travel distance of exit doorways. Also provide additional manual fire alarm boxes at Owner-approved locations within or immediately accessible from the living and sleeping portions of the station. Final locations shall be shown on the shop drawings and approved by the Tigerville Fire Department and the AHJ before installation.

Provide audible and visible alarm notification throughout the building. The designer shall evaluate and provide all notification required for sleeping occupants, including low-frequency audible appliances, sound-pressure levels, visible notification, or other features required by the applicable codes. Notification in the apparatus bays shall be designed for the expected ambient noise level and operating conditions.

The new fire alarm system shall monitor and distinctly identify all required fire sprinkler waterflow, control-valve tamper, pressure, pump, tank, supervisory, and trouble signals applicable to the installed sprinkler system. The sprinkler and fire alarm contractors shall coordinate device quantities, locations, wiring, programming, labeling, and acceptance testing. No sprinkler monitoring point required for the completed sprinkler installation shall be omitted from the fire alarm scope.

The Tigerville Fire Department will retain its existing outside monitoring provider. The contractor shall provide all communicator equipment, modules, programming, wiring, coordination, testing, and other work necessary to transmit alarm, supervisory, and trouble signals from the new system to that provider. Recurring monitoring fees are not part of this bid. The contractor shall coordinate the cutover and final signal verification

The existing fire alarm and monitoring functions shall remain operational to the greatest extent practical until the new system is ready for coordinated cutover. Planned impairments shall be approved in advance by the Tigerville Fire Department. The contractor shall provide required impairment notifications and temporary precautions and shall not leave the occupied station without required protection except during an approved and controlled cutover period.

Provide all electrical work, raceway, conductors, supports, penetrations, firestopping, patching, labeling, and finish restoration required for a complete installation. The contractor shall include restoration of disturbed areas, including:

o Ceiling tiles o Drywall o Plaster o Wall surfaces o Floor surfaces o Fire-rated assemblies o Utility penetrations o Apparatus bay walls or ceilings o Other disturbed finishes

Damaged ceiling tiles shall be replaced with matching or Tigerville Fire Department-approved tiles.

Any exposed piping routes or cable/raceway locations in finished, public, sleeping, living, or office areas shall be reviewed with and approved by the Tigerville Fire Department before actual installation.

Apparatus Bay

The contractor shall evaluate the apparatus bay based on actual use, ceiling height, storage, vehicles, tools, equipment, hose, turnout gear, flammable or combustible materials, and other relevant conditions.

Sprinkler heads, piping, and related components in the apparatus bay shall be located and protected to reduce the likelihood of damage from apparatus movement, equipment movement, ladders, hose, storage, or station operations.

Head guards shall be provided where required or where reasonably necessary due to potential mechanical damage.

Workmanship and Materials

All materials shall be new and listed or approved for fire sprinkler/alarm use.

The contractor shall coordinate pipe and wiring routing to minimize conflicts with building operations, apparatus movement, existing utilities, lighting, HVAC, ceilings, doors, and other building systems.

The contractor shall not install piping, valves, drains, or sprinkler heads in locations that interfere with apparatus operations, door travel, storage access, or normal building use without prior approval from the Tigerville Fire Department.
