2) In section 07 51 13 - BUILT-UP ASPHALT ROOFING; paragraph 1.8.1 Roof Membrane Manufacturer Warranty, it states " Furnish the roof membrane manufacturer's 20-year no dollar limit roof system warranty and....", all other references to the warranty indicate the warranty to be 20-year except GENERAL ROOFING NOTES #8, which states " Basis of design on the flat roof is a 25-year four ply built-up asphalt roof system...". I assume this was intended to say 20-year to match the other references.

Response: Provide a 20 year warranty.

3) On sheet A1.2 along the east wall the RD's refer to detail 10/A2, however on sheet A1.3 they refer to RD, with detail 3/A2. Note the RD at the matchline has different details for the same RD, are the roof drains in accordance with 10/A2 or 3/A2?

Response: They should be in accordance with 10/A2.

Response: All roof system s are to be removed to structure.

19) The as designed drain taper saddles four-way slope will not function to direct water to drains when considering the drain location per detail 1/P1.4 Please clarify the barrel roof areas drain line taper design.

Response: The tapered insulation should come up to the edge of the drain as shown in detail 3/A5. The tapered insulation in the valleys should b made as thick as possible while still leaving 4” open at the through wall scuppers.

20) For the Option 1 flat roof replacement, is interior protection required? If it is, is the protection to be installed above lights near the deck underside or would draping on interior contents be acceptable.

Response: Protection of the interior of the building during construction is the responsibility of the contractor. Protection of the interior must not interfere with the functioning of the facilities daily operations or violate any building codes, base regulations or block egress.

26) Will interior protection be required for the entire project?

Response: Yes

Need to know what the slope is 1/8", 1/4", or 1/2" per foot for the taper insulation it only gives us 2" min. to start with & 1/2" overlay board. We will also need the slope for the saddles & crickets.

Response: On the built up roof areas the roof slope should be ¼” per foot. The slope for crickets and saddles should be ½” per foot.

27) Please verify scope of work required:

h. Listing and status of delivery of all Certificates of Warranty for extended warranty items, to include roofs, …, lightning protection systems, etc.

Response: Yes, recertify existing lightning protection system.

28) I believe this building does not have any lightning protection on it at this time.

Are we to figure a complete new lightning protection system?

Response: No. Remove and reinstall existing lightning protection system and recertify.

29) There is a conflict between the General Notes on Sheet T001 and the Coded Notes on Sheet

"Provide 115mil fleeceback EPDM roof system membrane adhered using low rise polyurethane adhesive directly to the existing BUR on the concrete barrel vault." Which note is the correct one? Are we removing the existing roof on the barrel vaults or are we adhering the EPDM to the existing roof membrane?

Response: All existing roofs are to be removed to structure.

30)

a. Are units that are slated to be demolished previously disconnected and refrigerant abated? If not, is contractor to disconnect utility service(s) and abate refrigerant?

Response: Unknown. Assume that the units are still connected and that the refrigerant needs abated. Contractor shall perform work.

b. Please clarify on sheets A1.1-2-3; detail 3/A2 Retrofit Drains is called out for drains shown in barrel roof valleys; whereas sheets P1.1-2-3 show same drains as replaced.

Response: Drains are to be replaced.

c. Line 28 on the cover page calls for all roofs to be torn off the coded notes #2 tell us to go over all the barrel vaulted roofs which is it

Response: All existing roofs are to be removed to structure.

d. Detail 1 page A5 is noted on page A1.2 as typical. Using this detail would direct the contractor to replace the trusses, sheathing, and roofing system at every doghouse. Is this the architect’s intent? Please advise.

Response: Look at options on page T001 for application of detail.
