About this file
This document contains the Questions and Answers to Solicitation FA706024RPR01 for the B18 Cooling Tower Repair contract opportunity. The key details are:
The contractor must perform a full preventative maintenance service on the one cooling tower, which will be a separate line item. The contractor is also requested to provide an add alternate option for bearing and shaft replacement if needed. There are no work hour restrictions, and no weight restrictions for the concrete pad that a crane would use. The contractor recommends adding a requirement for legionella testing by an accredited lab prior to the repair work, and for the contractor to provide a quote for any necessary remediation if legionella is found. The agency agrees to include the legionella test requirement in the Performance Work Statement. Overall, the contract is for the replacement of the motor for the chiller plant cooling tower to ensure cooling capabilities for 26 facilities.

| We recommend the following changes to the Performance Work Statement (PWS) |
The Contractor Must perform Legionella Test Per GSA Guidelines for Each Cooling Tower Before the Start of the Maintenance and Repair Work. Legionella Test must be performed by an Accredited Lab. If Legionella is Found in any of the Cooling Towers the Contractor should provide a (Fair and Reasonable) Quote for Remediation by a Qualified Contractor.
The Contractor Must Perform Manufacturer Recommended Annual Services for All Cooling Towers.
We agree with the recommendation for a legionella test. See updated verbiage under Section II of the PWS.
