About this file
This is a Questions and Answers document for Solicitation FA665626B0002 – ZQEL 19-0016 Building 305 Office Renovation. The document clarifies design and material specifications for the renovation project based on contractor inquiries.
Key clarifications include: Door Frames for locations A, B, C, D, and F with hardware are to be reused with new doors, while Doors E, G, and H require new frames, doors, and hardware. All door jambs (A, B, C, D, E, F, G, H, and J) are to be painted. Door E is specified as an all-glass assembly with logo and aluminum frame, not the painted frame indicated in the drawings. The maintenance logo is an MX logo that will be provided as a peel-and-stick vinyl graphic. The ceiling heights for areas receiving new Acoustical Ceiling Tile are: Rooms 247, 248, and 249 at 8'-6" above finished floor, and Room 246 at 9'-9" above finished floor. The base will be responsible for removing existing furniture from the construction area. The existing rubber base in the corridor contains no asbestos. The wood baseboard specification is corrected to Baird Brothers B209 (3/4" x 5-1/2" cherry double ripple baseboard) rather than the originally specified B210 model.

Questions and Answers
1. Drawing A2 shows Keynote 2 (Remove Existing Door. Re-Use Locksets and Hinges) pointing to doors in a wall to be demolished. Are these frames to be re-used? We assume these may be the new frames for G & H? If so, are these new doors shown on A3 to be capable or swinging more than 90 degrees? On A3, it appears the door swings for G & H are more than 90 degrees which may be difficult to accomplish with the existing frames. Door Frames for A,B,C,D & F and hardware to be reused with new doors. Doors E, G, and H are new frames and doors and hardware.
2. Drawing A3 includes Keynote 2 referencing painting of the door jambs. It lists A, B, C, D, E, F, G. However, the Keynote 2 is also pointed towards doors H & J. We assume those get repainted as well per Keynote 2? Yes, all to be painted.
3. Drawing A3 Keynote 2 indicates to paint door jamb E. Paint PT-3. This door also calls out for an aluminum storefront door assembly. Please clarify if frame is to be existing painted PT-3 per Keynote 2 or Aluminum per Keynote 5? Door E is to be an All Glass w/logo and Alum Frame.
4. Drawing A3 Keynote 5 references “Maintenance Logo Stencil”. Please provide details on this logo. Also, is this a vinyl graphic on the glass? Will provide MX logo, which can be a peel and stick type.
5. What is the height of the roof deck AFF in the areas to receive new ACT ceilings?
Rooms 247, 248 and 249 are to be 8'-6" and Room 246 is 9'-9".
6. Is the base or the contractor responsible for removing the existing furniture in the construction area. The base will move all furniture.
7. Has the existing rubber base in the corridor (that is to be replace) been examined to determine if the adhesive holding it on could possibly contain asbestos. No Asbestos.
8. Wall base ‘W-1’ is noted as “WOOD BASE – TRIM – BAIRD BROTHERS – CHERRY, B- 210, 3/4 X 5-1/2” DOUBLE RIPPLE BASEBOARD.” Baird Bros. B210 baseboard is a 5/8” thick, 4” high single ripple baseboard. They can make a 3/4” x 5-1/2” cherry double ripple baseboard (B209) if that is required. Please advise which wood base to use. B209 is the preferred choice, thanks for catching that.
