LUKE AIR FORCE BASE PRE-ENGINEERED BUILDING SPECIFICATIONS / SALIENT
CHARACTERISTICS
1. SYNOPSIS
• Contract to design, fabricate, and deliver components for a 7,500 square foot, Pre-Engineered
Building (PEB) warehouse intended to store F-35 maintenance materials at Luke AFB, AZ.
Components for the PEB shall include foundation design, structural steel, insulated metal roof/wall panels, mezzanine design & steel, associated flashing, gutters, downspouts, roll-up doors, personnel doors, and overhangs. Delivery of all required materials is required to be on site no later than 1 March 2019.
• Vendor’s proposal must properly address each characteristic as evaluation criteria. Unless otherwise stated (i.e. range of values, minimum, maximum), the following specifications are mandatory. Pre- Engineered Building will come as a package unit (1 kit) of all components to construct this facility.
2. DIMENSIONS / DESCRIPTION
• Dimensions are 75’ Width x 100’ Length x 22’ Height (eave height) for a PEB maintenance materials storage warehouse.
• Wall panels shall be insulated, 26 gauge, and come with all associated hardware, clips, fasteners, flashing, etc. Color of all wall panels shall be Mellow Brown with Ultra Brown trim. Vendor shall submit physical color samples of product with proposal (see submittal schedule).
• Building shall have four down spouts on the Eastside and four on the Westside (eight total), attached to gutters and spaced equally down eave side walls. Flashing, gutters, and downspouts shall be Dark Bronze (ref PAC-Clad Steel Kynar).
• Roof of building shall be insulated, 24 gauge, standing seam metal panels with all associated hardware, clips, fasteners, flashing, etc. necessary to install to building framework. Roof panels shall be Mellow Brown with Ultra Brown trim. Vendor shall submit physical color samples of product with proposal (see submittal schedule). Pitch of roof shall be 4:12. Contractor shall provide and deliver the required roof panel seaming machine as a three week rental that will be returned/shipped by the Government at no additional cost to the Government.
• Two roll-up doors (no windows) shall be 14’ Width x 12’ Height and insulated. Doors will come with three phase electric motor door openers (1 Horsepower) with chain back-up. The door color will be Ultra Brown. Vendor shall submit physical color samples of product with proposal (see submittal schedule). Roll-up doors shall come with an interior shroud and must have a charging wheel on the drum. Drum head plates must mount to door tracks.
• Four personnel doors shall be (standard US measurement) 3070 exterior metal doors and should swing outward from the building (right handed for personnel door). Each door shall have one 2’ Width x 3’ Height window and have tinted, energy efficient glazing. Each window shall be laminated to prevent excessive fragmentation. Personnel door and associated trim shall be Dark Bronze anodized aluminum to match remainder of building. All personnel doors shall include panic hardware, sweeps, thresholds, and exterior keyed door locks (Best core). Note: Final personnel door locations along the East and West walls will vary between 1-2 feet pending construction of the interior office and bathroom indicated on the attached drawings.
• Primary wall insulation shall be insulated panels reaching an R-value of R19. The rigid panel insulation installed in the roof shall be R30. Insulation will include vapor barrier.
• Incorporate overhangs at both personnel doors to minimize water infiltration into the building.
Dimensions for overhangs shall be 4’ x 4’.
• Foundation design: Require inverted-T or spread-footer. No grade-beams nor sono-tubes piers are to be incorporated into the design.
• Account for liquid filled fire suppression/detection, high bay lighting, and HVAC ductwork in building collateral load calculations for design.

• Include fabrication and delivery of a free-standing mezzanine: 88’ length x 30’ width x 10’ clear height with two removal pallet gates as indicated in the attached drawings. The required live load for the mezzanine shall be 200 psf.
• Note: All interior office/bathroom walls, electrical, water/wastewater, comm, and HVAC design, material, and labor to be completed by others.
3. SEISMIC DESIGN REQUIREMENTS (Minimum Requirements):
Seismic design of the subject facility shall be performed in accordance with the requirements of UFC 3- 301-01 and UFC 3-310-04, using the following design criteria:
Seismic Use Group I
Short Period Spectral Acceleration, Ss: .17g (Designer Verify, use higher value) One Second Period Spectral Acceleration, S1: .06g (Designer Verify, use higher value) Soil Site Class: D (Designer Verify)
A site specific ground acceleration determination is required for buildings in seismic use groups IIIE and IIIH. (Designer Verify)
4. WIND LOADS (Minimum Requirements):
Design of the subject facility for wind loads shall be performed in accordance with the requirements of ASCE 7-10 and UFC 3-301-01, using the following criteria:
Wind Velocity, 3-sec gust 115 mph (Designer Verify) Wind Exposure Category B (Designer Verify) Building Category II (Designer Verify)
5. SNOW LOADS (Minimum Requirements):
Design of the subject facility for snow loads shall be performed in accordance with the requirements of ASCE 7-10 and UFC 3-301-01, using the following design criteria:
Ground Snow Load 5 psf (Designer Verify) Frost Penetration 5 inches (Designer Verify) Building Category II (Designer Verify)

Note that the building must be able to support the following interior components (installed by others, not part of contract): high-bay lighting, fire suppression/detection system, minimum two ventilation fans mounted on gable end of building, and potential HVAC ductwork. Additional loading parameters may be indicated and shall be resolved during the design process.

• All material on this contract shall be delivered on the same delivery date proposed by the vendor.
• All material on this contract shall be delivered to Luke AFB, AZ no later than 1 March 2019.
Specific time and location will be determined with the Air Force POC after award.
