BARKSDALE ROOFING

QUESTIONS AND ANSWERS

Q1. We have provide a list of sections below that requires the contractor to warranty the roof for more than one year for workmanship. I've talked with our bonding agent and she stated the bonding will only be comfortable bonding with a one year workmanship warranty. The warranty requirements listed in the sections below are the ones that are in question with the bonding company. Is it possible to make an addendum to the specs to make sure the contractor and bonding company are not liable for more than a one year warranty on workmanship?

Section 07320 Roof Tiles Section 07413 Metal Roofing and Siding Section 07416 Standing Seam Metal Roofing System

A1. The warranty on workmanship is only one year. The materials may have a 10- to 20-year warranty.

Q2. Line Items 0001, 0003 & 0005 describe removal of roofing and insulation from roof tops but does not include what type of decks we fingt find, how tall these buildings are nor what type of access we have to the areas around the buildings. We need some clarification on these items for the base year and the four option years. This also applies to the items for installing new roofing, base sheets and insulation.

A2. Almost all the roofs on the base are either tongue and groove decking or plywood. Each project will be tailored for the respective type decking.

Q3. We do not find any items to pay for flashing of Vents, Roof Drains or any other items we may find on the roof that requires flashing.

A3. Line items 1095 and 1096 are used to cover those costs from what we have always used. Am I missing something? If so, please clarify

Q4. Line Items 0068, 0069, 0071, 0072, 0073, 0076, 0077 & 0105 are sheet metal items but unlike some of the other items these items do not describe what type of metal they are to be made from. Section 07600 Sheet Metal describes 20 ga Galvanized core steel and Galvanized Prefinished but most of the manufactures supply prefinished 24 ga not 20 ga.

Are we to use 20 ga prefinished or 24 ga for all of these sheet metal items?

A4. Roof panels, coping and other heavy gauge applications are 24 GA, counter-flashing is typically 26 GA.

Q5. Section 07540 Thermoplastic Roofing System 2.0.C.1 requires that the manufacturer must prefabricate the roof system in a factory controlled environment. There is only one manufacturer that does this prefabrication type roof system with PVC roof. Can we furnish and system that is not prefabricated as long as it eets the other requirements section?

A5. Yes, this will be acceptable.

Q6. Section 07540 also requires that the contractor make CAD drawings of the roof, Infrared

Testing, membrane testing and fastener pull out testing. How are these items to be paid for?

Also this work is not required for the built-up roofing. Is it going to be required for these roofs?

A6. CAD drawings are used to update our files so they are required, unless the roof system does not change. Many times when reroofing or when a building renovation has been done previously, vent stacks or penetrations are removed or added. This would help update our files.
