SCOPE OF WORK
Upgrade Fire Alarm System, Bldg 31
XDAT # 10-1128
1. GENERAL DESCRIPTION
1.1. The contractor (Ktr) shall provide all design, labor, materials, and supervision to
Upgrade Fire Alarm System, Bldg 31. All work shall comply with SABER specifications. Any work not specifically covered by the SABER specifications shall comply with governing codes or industry standards. Contractor shall verify field conditions, dimensions, and material quantities prior to fact finding with SABER planner and award of the delivery order (D.O.). Contractor shall have approved drawings and submittals for all materials prior to any new work or installation of equipment, including accessory items. Contractor shall review existing drawings and make corrections to apply with scope. All work must comply with environmental laws and regulations, including abatement of any hazardous materials.
2. DEMOLITION (demo)
2.1. Atrium
2.1.1. Demo all smoke detectors and wiring
2.2. Server room
2.2.1. Demo old fire alarm panel, devices and wiring
2.2.2. Demo old pre-action fire suppression components
2.3. Annunciator panel
2.3.1. Demo old annunciator panel and wiring
2.4. Main control area
2.4.1. Demo old alarm panel and wiring
2.4.2. Demo old battery box and wiring
2.5. University Center
2.5.1. Demo wet pipe fire suppression system components in order to accept new drops
2.5.2. Demo suspended ceiling for access
2.6. Entire Building
2.6.1. Demo all old smoke detectors and wiring
2.6.2. Demo all old pull stations and wiring
2.6.3. Demo all old horn/strobes and wiring
2.6.4. Demo duct detectors in the HVAC system and wiring
3. CONSTRUCTION
3.1. Atrium
3.1.1. Repair ceiling at location of smoke detectors
3.2. Server room
3.2.1. Repair wall where damaged by demolition
3.2.2. Replace suspended where damaged by demolition
3.2.3. Install wet pipe fire suppression components
3.2.4. Install addressable flow sensor on riser
3.3. Annunciator panel
3.3.1. Repair wall where damaged by demolition
3.3.2. Install new Government provided annunciator panel on the outside of building
3.4. Main control area
3.4.1. Repair wall where damaged by demolition
3.4.2. Connect all new devices to existing alarm panel
3.4.3. Install new mass notification system panels
3.5. University Center
3.5.1. Add sprinkler drops as required for full coverage to the existing wet pipe fire suppression system
3.5.2. Replace suspended ceiling where damaged by demolition
3.6. Entire Building
3.6.1. Repair and paint walls where damaged by demolition
3.6.2. As necessary cap and paint to match all eliminated device boxes
3.6.3. Install new addressable pull stations and wiring to meet minimum requirements
3.6.4. Install new addressable speaker/strobes and wiring with mass notification capability (add new if necessary)
3.6.5. Install duct addressable duct detectors in the HVAC system
3.6.6. Program elevator and connect to existing fire alarm panel
4. ADDITIONAL REQUIRMENTS:
4.1. All work areas shall be kept as clean as possible during working hours. Debris will not be allowed to accumulate on work site. All debris will be deposited in an authorized container supplied by the contractor.
4.2. Working drawings shall provide sufficient detail to provide a clear and complete understanding of the work.
4.3. Special precautions must be made, to prevent any potential fire hazard. The fire reporting number is 424-4911 from a base phone or 911 from any commercial phone.
4.4. All work shall be IAW all SABER Contract Specifications, Unified Facilities Criteria (UFC), International building Code (IBC), International Mechanical Code (IMC), International Plumbing Code ( IPC), National Fire Protection Association (NFPA) and National Electric Code (NEC) requirements. It is the contractor’s responsibility to comply with the governing code unless the SABER representative provides specific documentation to the contrary.
4.5. The contractor shall ensure installation of all items included in the Delivery Order (DO).
The contractor shall be accountable for all related costs of items not installed per negotiations.
4.6. All work shall be in full compliance with the requirements, spirit, and intent of the base compatibility plan (discussed at the Basic Content Pre-construction meeting and a copy provided by the Contracting Officer) and SABER specifications.
4.7. All exposed and visible surfaces affected by this project shall be finished and provide an aesthetically pleasing appearance as defined in the Travis compatibility standards.
4.8. Any existing condition encountered during construction which is not visible or part of the construction project shall be identified and included in the finished as-builts.
4.9. The contractor shall field verify all drawing measurements and any other supplied information given at the site visit before negotiations. Any item that should have been verified prior to negotiation will not be considered a differing site condition.
5. AFFIRMATIVE PROCUREMENT PLAN (EPA Designated Items)
The items listed below are EPA designated items being purchased and as such the requirements of the Recycled/Recovered materials are applicable to this project. (See FAR 52.223-4 Recovered Material Certification and FAR 52.223-9 Estimate of Perentage of Recovered Material Content for EPA-Designated Items)
