Question

Water heater schedules call out concentric vent kits. These are not available on gas appliances with vents larger than

6". Please confirm that individual sidewall combustion air and flue vents, 8" Diameter, will be acceptable, per NFPA.

Answer

These are acceptable. Install per manufacturers recommendations and with proper seperation.

Question

There is a note that says "See systems diagrams for 2-way or 3-way control valve requirements". There is also a note in the sequence that says, " Modulating 2-way control valves shall be provided for all VAV box hot water coil and shall be shut in the event there is no call for heating. On the site walk, the one VAV we saw appeared to have a single stage of electric heat and no hot water coils. The existing building automation system also shows all the VAV boxes as electric heat. Can you please confirm quantity of boxes that have hot water coils? And if there are any 3-way valves, can those be noted?

Answer

New VAVs serving the common area, located in the mechanical room will have heating hot water coils. Please see Sheet

M-102.

Question

In the Sequence, it says "The DDC system shall measure the chilled water flow rate and start the chiller". There is no flow meter shown on the controls diagram. A Chiller needs to typically see flow status, via a flow switch, in order to start. Not flow rate. The chiller will come with its won flow switch. If actual flow rate is desired , can you please show that on the controls diagram as an instrument?

Question

We Consider that walls at Linen, Electrical, Laundry and Mechanical rooms are existing CMU walls and they are to be covered with furring and STC Rating Gypsum board both sides.

Question

We consider that wall type XXJ is the additionally attached with new wall either Fire Rating or STC Rating wall.

Answer

Demolish existing finishes to stud face and replace with new TILE ON 1/2" CEMENT BD. ONE SIDE per wall type XXJ.

Question

We consider that Walls on Grid 2, 4, 5, 6, 7 , 8A and beyond 8A are load bearing and they are to be covered with furring and 1 Hour Fire Rating Gypsum board both sides. (Refer Drawing A-101).

Answer

Nearly all the existing CMU walls are furred or have stud backup and finished with sheetrock and do not require new furring or new studs or new sheetrock except for walls along grid line 7 and 11 which require new furring and gypsum over the existing gypsum to remain to cover up the new angle at the floor as shown in detail 6/S-301 at floors 2 and 3.

All remaining sheetrock at furred/backup walls and ceilings and EIFS is only to be selectively demolished to make seismic upgrades and then the sheetrock is to be replaced.

Question

Height of Gypsum board ceiling?

Answer

It is not intended to have the ceilings removed and replaced unless the contractor chooses to do so for their own purposes. The ceiling is to be removed and replaced only to the extend required to perform the above ceiling seismic work. Any new ceilings are to match existing elevations.

Question

Insulation type for Fire Rating and STC Rating walls.

Answer

We are not aware of a location on the drawings requiring new sound batt insulation in new stud walls. If replacing existing, the new insulation should match existing in like and kind.

The exterior walls along grid lines C and E are for the most part existing to remain. No additional interior finish work is required on these walls excpet as indicated to address the structural seismic upgrades
