F15PS00383 Amendment 1-Attachment 8 Q&A May 6, 2015
Q- Would it be possible to get a copy of the existing JCI Control Drawings? We saw a complete set that would help us understand the BAS scope that will be required in the Phase One area.
The specification @ 230993 1.7 C.1. Indicates that the VFD for the Heat Recovery Ventilator is to be replaced. The VFD location is not indicated on the electrical plans (E4) or on the schedule (E5). Can you verify if this hardware is supposed to be replaced? Can you specify HP & VAC?
A- The summary of work Section 01-1000 indicates the following work to be completed:
“Provide BAS system and graphics for entire building. Tie into DDC controllers provided under Phase I and incorporate into a fully functional BAS. Remove and replace any original BAS controllers and sensors and incorporate into new BAS system.”
The intention is that all new work under Phase I documents will be ready for integration into the Phase II BAS upgrade. Any items not replaced under Phase I work will need new controls and will need to be integrated into the BAS system. Items that were previously controlled by the BAS will be controlled by the new BAS. Items not controlled by the original BAS system will not be required to be controlled through the BAS.
We are not providing any additional drawings or specifications at this time.
Q-Mammoth Heat Pumps Are the Mammoth Heat Pumps on Phase 1 provided with full DDC control?
A- Yes
Q-If so, are they being furnished with the "EPIC" DDC controller? Is the "EPIC" DDC controller going to be integrated into the BAS during Phase 2 via BACnet, Modbus, or LonWorks? Per Note 15, are the Mammoth Heat Pumps furnished with new thermostats? Are the new wall mounted thermostats being installed by a Phase 1 contractor or is this work to be performed under Phase 2 scope?
A-The heat pumps under phase I will be fully operational with the Epic DDC controller. The geothermal heat pumps will be integrated with entering air temperature, leaving air temperature, entering water temperature, and duct static pressure already integrated into the controller.
All heat pumps will be supplied with new thermostats and will be installed by the Phase I contractor.
The protocol for the Epic Controller is BacNet MSTP.
Phase II scope for the Phase I Mammoth Heat Pumps will be integrate that equipment into the building automation system for control, monitoring and alarms.
Q-Phase 1 - Humidifiers Are the eight (8) exisiting humidifiers being replaced? Are the humidifiers associated with the Heat Pumps on Phase 1 provided with their own controls? Is there going to be an integration into the BAS during Phase 2 via BACnet, Modbus, or LonWorks? Are the new humidifiers furnished with humidistats? Are the wall mounted humidistats being installed by a Phase 1 contractor or is this work to be performed under Phase 2 scope?
A-The humidistat will be located in the return air duct and will be set near the unit. The units will have standard BAS communication package which will support BACnet IP, BACnet MSTP, and Modbus. These units will have their own controller on board for integration into the BAS. Phase II contractor to provide graphics and integration of control and monitoring of these units during Phase II. Units will be fully functioning under Phase I work.
Q-Phase 1 - Single Duct VAV Boxes Are the existing nine (9) VAV Boxes in Phase 1 being replaced as indicated by Note 8 on the Drawings? If so, are these VAV boxes being provided with their own DDC controls? Are the new VAV boxes being furnished with thermostats? Are the wall mounted stats being installed by a Phase 1 contractor or is this work to be performed under Phase 2 temperature control scope? Are the VAV boxes being retrofitted with electric reheat coils? If so, is an electrical circuit being installed for the reheat coil?
A-The 9 VAV boxes in Phase I will be fully installed and operational under Phase I. They will have a BAS controller simply need to be tied to the BAS system through BACnet. The electrical circuit for all Phase I VAV’s will be completed and installed.
Q-Phase 1 - Geothermal and HP Loop Pumps (P-1 thru P-4) Have any pressure taps for the differential transmitter been installed for DDC control required in Phase 2? Have temperature wells been installed for future DDC temperature sensors being furnished in Phase 2? Are the VFDs being installed in Phase 1?
A-Sheet M12 of the Phase I drawings show all the sensors that will be installed as part of the Phase I. The system will be operational and will be operating through the installed VFD’s.
Q-Are the JCI controls for the two (2) heat recovery ventilation fan systems being replaced? If so, can existing control dampers with actuators and heat recovery coil valves be re-used? Is the VFD being replaced as per the specification?
A-The two heat recovery ventilation fans are not being replaced under phase I. The controls will be replaced to the extent that new actuators and sensors will be installed under the Phase II scope of work. The contractor may reuse the dampers and valve bodies. The VFD’s will be replaced under phase II contract as per the specification.
Q-Are the JCI controls for the three (3) heat recovery ventilation fan systems being replaced during Phase 2?
A-The two heat recovery ventilation fans are not being replaced. The controls will be replaced to the extent that new actuators and sensors will be installed. The contractor may reuse the dampers and valve bodies. The VFD’s will be replaced under phase II contract as per the specification.
Are there reflected ceiling plans for the building? Will we be responsible to replace ceiling grid, tiles, or sheet rock below the replaced mechanical equipment?
Everything is accessible without demolishing any ceiling materials. You will be required to remove and replace ceiling tiles.
We are not providing any additional drawings or specifications at this time.
