About this file
This document is an insurance requirements exhibit for a construction management contract with the Georgia Institute of Technology (GTFI). The exhibit outlines comprehensive insurance specifications for a construction project, detailing mandatory insurance coverages that a contractor must maintain, including Workers' Compensation, Employer's Liability, Commercial General Liability, Commercial Business Automobile Liability, and Commercial Umbrella Liability Insurance. The insurance requirements specify precise coverage limits, with most liability coverages set at $10,000,000 per occurrence and aggregate, and require specific endorsements such as a waiver of subrogation, additional insured status for the owner's entities, and a five-year continuation of products and completed operations coverage.
The document also mandates that all insurance policies must be issued by companies licensed in Georgia with an A.M. Best Company Policyholders Rating of "A" or better, and a financial size rating of Class VIII or larger. The contractor is required to provide a Builder's Risk Policy equal to 100% of the Contract Sum, with the policy payable to the Owner and Contractor. Additionally, the exhibit requires performance and payment bonds covering 100% of the Contract Sum, to be delivered at least three days before work commences. The insurance requirements are designed to comprehensively protect the Owner, the Georgia Institute of Technology, and the Board of Regents of the University System of Georgia from potential risks associated with the construction project.
