Key requirements include providing a building with professional surroundings, maximum natural light, acoustic privacy, flexible space design, 24/7 HVAC, medical-grade environmental controls, compatible security systems, and comprehensive maintenance responsibilities for the lessor.
Critical technical specifications include separate temperature/humidity controls for medication and supply rooms, emergency power connectivity, circuit breaker electrical panels, patient lift systems, pest control, parking lot maintenance, and extensive security measures like 24-hour CCTV surveillance, access control systems, and restricted building entry. The VA will specify interior design details, furniture, and furnishings, while the lessor must provide CAD drawings, maintain the facility in like-new condition, and ensure rapid response times for maintenance and safety issues.
