About this file

This document is a Security Unit Price List (Level III) for the St. Louis VA Healthcare System lease, detailing comprehensive security standards and associated potential costs. The document provides a detailed breakdown of security requirements across seven main sections: Facility Entrances/Lobby, Site/Exterior, Security Systems, Structure, Operations/Administration, and Cybersecurity. Many line items are designated as "Priced in Shell" or "Priced in Tenant Improvements", indicating these costs will be incorporated into the overall lease structure rather than separately itemized.

The security requirements cover extensive areas including physical access control, signage, landscaping, parking, building systems, and administrative protocols. Specific security measures include magnetometer and x-ray screening at public entrances, employee/visitor sign-in procedures, critical area securing, video surveillance systems, intrusion detection, duress alarms, window protections, and mail/package screening. The document notes that the Building Specific Amortized Capital (BSAC) amount represents an estimate of possible security countermeasures, with the actual amount to be determined after final design. The lease is for the St. Louis VA Healthcare System located in St. Louis, Missouri, with the document dated 9-Apr-24 and lease number 36C255-24-L-0011.

Using this form, the Lessor shall quote unit prices on all security countermeasures identified in the Lease, and all Exhibits that include security related items. Refer to "FSL 2 Security Requirements" Exhibit to the Lease for additional details.

Input 'Unit Price' and 'Quantity' figures for BSAC items (light blue) and the total will automatically be calculated for that row. Items designated as 'SHELL' or 'T.I.' are included on this form to align with the full requirements of the 'Security Standards' attachment, but should not be priced on this document. SHELL and T.I. costs should be included on a 'TICS' Exhibit. The total BSAC amount shall be inputted in the proper data value box for BSAC on the GSA Form 1364 Exhibit to the Lease.
