About this file

This is a Vehicle Storage Requirements document that outlines the specifications for a light industrial space to be leased by the Government for vehicle storage and maintenance operations. The required space is 1,800 to 2,500 square feet with grade-level access via a roll-up door accommodating full-size Sport Utility Vehicles (SUVs). The Government requires 24-hour, seven-day-a-week access to the facility, allocating approximately 500 square feet per vehicle for storage and maintenance operations.

The facility must include essential utilities and infrastructure: a restroom with toilet and sink featuring hot and cold water, cold water service for vehicle maintenance and a utility sink, standard 110-volt electrical service, and standard overhead lighting suitable for vehicle maintenance work. The building structure must feature a grade-level concrete slab capable of supporting vehicles weighing approximately 10,500 pounds plus additional equipment and personnel totaling up to 2,000 additional pounds. Access requirements include a minimum of one grade-level roll-up door for vehicle and equipment access and one pedestrian entry door. Floor-to-ceiling solid perimeter walls are mandatory to prevent unauthorized access. The space may be either a standalone building or multi-tenant facility. The Government will handle all IT-cabling installation and all tenant improvements at its own expense, with no lessor-provided tenant improvement allowance. Security requirements include frosted or blackened exterior windows and the Government's reserved right to install high-security locks, electronic access controls, intrusion detection systems, and security cameras. No signage indicating Government location or occupancy is permitted on the building.
