About this file

This document is a Scope of Work for the Water Treatment Control Facility located at 453 LPGA Boulevard in Holly Hill, Florida, involving a comprehensive roof replacement project. The scope encompasses removing the existing roof system across approximately 7,400 square feet with varying slope sections (.4/12 top section; 2/12 bottom section), including complete removal of the current roofing, insulation, cover board, and lightning protection system. The project requires installing a new modified bitumen roof system with tapered insulation that produces a minimum 1"/12" slope, replacing roof turbines, and ensuring appropriate drainage design to meet existing roof drains and scuppers. A city permit will be required, which the Water Department will fund, and the contractor must submit necessary documentation and respond to additional information requests.

The roofing project mandates that the modified bitumen roof carry a minimum twelve-year warranty, with a labor warranty of one year or greater. All work must comply with the Florida Building Code, and notably, the metal roof sections will not be replaced during this project. An alternate option is provided for reinstallation of the existing lightning protection system. The contractor is responsible for maintaining facility dryness throughout the reroofing process and must use a magnet to remove nails from the yard after debris removal. The project represents a critical infrastructure maintenance effort for the local water treatment facility, focusing on ensuring structural integrity and water-tightness of the facility's primary building.
