About this file

This document is a deferred maintenance exhibit for a Colorado State Forest State Park yurts and huts concessionaire contract opportunity. The exhibit details required maintenance and repairs across two specific structures: Hut Nine and Hut Ten. Hut Nine requires interior floor refinishing, furnishing restoration, exterior siding repair or replacement with faux log siding, roof and window leak repairs, wood paneling repair, mattress cover replacement with bed bug-proof and waterproof covers for two twin-over-full beds, window screen and crank repairs, paver stone replacement in the stove hearth, interior table replacement, missing lantern globe replacement, exterior chimney alignment repair, wood shed staining or painting with roof re-shingling, and access route rut repair with possible culvert installation. Hut Ten requires exterior log and deck staining, wood shed re-staining, door and trim painting, mattress cover replacement with bed bug-proof and waterproof covers for two twin-over-full beds, cabinet drawer repair or replacement, missing lantern globe replacement, window screen hole repair, furnishing refinishing, deadbolt replacement or removal with patching, and outhouse seat and paint replacement.

The document establishes ongoing maintenance obligations for the concessionaire, including a 20-year replacement schedule for yurt skins and mandatory replacement of mattress covers and mattresses with bug-proof and waterproof options. The concessionaire bears responsibility for maintaining all access roads to yurts and huts off main park roads, including repairs from snow and ice damage. All rotted boards must be replaced by the concessionaire, and various interior and exterior surfaces require refinishing and painting as needed to maintain facility conditions.
