About this file

This document is a Q&A follow-up from a project walk-through for the Gatesville ISD Intermediate Campus Roof Repair project in Texas. The project encompasses roof repairs at both the Intermediate and High School campuses, with the Intermediate Campus scope comprising 896 squares or 89,600 square feet of roofing work. The district specified a preference for 1/8" tapered insulation with full slope and crickets between drains to minimize ponding water, resulting in maximum thicknesses of 7 inches on the left section and 8.5 inches on the right section. Key project specifications include a 20-year NDL (No Dollar Limit) warranty requirement, work to be performed during summer 2027, and no requirement for VSH (Very Severe Hail) rated roof systems. The project will not be awarded through a cooperative purchasing agreement such as TIPS.

The roofing contractor is responsible for all work related to raising existing gas piping, pipe penetrations, and mechanical equipment to accommodate the new roof system, including hiring subcontractors as needed and including allowances for gas line modifications. Bidders should quote both retrofit drain options and sheet metal counterflashing solutions as alternatives to base bid items, with retrofit drains and termination bars presented as second options at reduced cost. At the High School campus, contractors should address deteriorated plaster-like material on the concrete deck system to prevent further falling debris in affected classroom areas. The district did not specify pricing terms, funding sources, or set-asides in this Q&A document.

Gatesville ISD Intermediate Roof Repair Project Walk Through Questions Follow Up

Any follow up questions that are received will be posted on this page along with answers

Bidder Questions Gatesville ISD Response

BOTH CAMPUSES

1. There is a gas line very close to the deck in both locations that will make it very difficult to get the 2.5 ISO board under it without reworking the gas line.

How should that be handles?

Going to a thinner ISO board to try to limit the need for the gas lines to be raised to accommodate the board to go under it. As long as there is at least a 20 year NDL warranty on both projects. A 1" or so should be okay. Also, if some of the areas need to be raised to have it shed water more easily, the need may come to attach higher than the existing flashing.

If that is needed, we may have to go over an expansion joint or up the parapet wall higher. That is okay if that is what needs to be done. The same can be applied to the High School portion of the project.

2. The district current desire is for the roof to be fully sloped along with crickets in between drains in order to minimize ponding water o We have attached a layout of the most affective way to fully taper the roof along with crickets o The available options for tapered are 1/8" and 1/4" full tapered (crickets will be 1/2" tapered) o If we utilize full 1/8" tapered we would have the following max thicknesses

Left section: 7" thick at highest point opposite of gutter line

Right section: 8.5" thick at highest point opposite of internal drains o If we utilize for 1/4" tapered we would have the following max thicknesses

Left section: 14" thick at highest point opposite of gutter line

Right section: 17" thick at highest point opposite of internal drain

*note that 1/4" tapered will move water faster o Which tapered system would the district prefer?

We would prefer 1/8”

3. With adding full tapered insulation to the existing roof, the current curbs and pipe penetrations, already sit very low, with the added insulation it will be above the curb lines o Will the district be responsible for raising the penetrations? Or will the roofing contractor need to hire a mechanical contractor to perform this work?

The roofing contractor will be responsible for this work. The roofing contractor may need to hire a mechanical contractor to complete the work.

4. Is it the districts desire to receive a 10, 15 or 20 year material only warranty or NDL warranty?

The district desires a 20 year NDL

5. Will this work be performed during school or summer of 27?

The summer of 2027

6. Will the district be utilizing a co-op such as TIPS to award this project?

No

7. Will the districts' insurance require this to be a VSH (very severe hail) rated roof system?

No

INTERMEDIATE CAMPUS

8.

CORRECTION, MISTAKE IN THE

RFP*****

The project consists of:

896 squares or 89,600 square feet FOR INTERMEDIATE CAMPUS, please use this for bid quote (see next question for details)

9. Please clarify what this quantity and description are referring to. Specifically:

• Does the 896.5 square foot quantity represent a separate scope item from the primary roof area?

• Is this quantity associated with wall transitions, parapet conditions, vertical surfaces, or another specific area of the project?

• Can Gatesville ISD identify the location(s) where this scope applies?

- No, the 896.5 square foot quantity does not represent a separate scope item from the primary roof area.

- Yes, this this quantity is associated with wall transitions, parapet conditions, and vertical surfaces.

The 896 square feet was a typo on our end. Please create your bid quote using 896 squares or 896,000 square feet.

10. The existing gas piping will require raising in certain areas to provide sufficient clearance for the new roof system. This modification may require flexible connections at the RTUs. Should the roofing contractor include an allowance for these modifications, or will this work be completed by others?

The roofing contractor should include an allowance for gas line work needed to replace the roof.

11. It is assumed that the majority of the existing roof drains will not be in satisfactory condition to be reused with the new roof system. To rectify this, retrofit drains will be utilized. Please confirm whether retrofit drains are an acceptable solution and whether replacement of existing drains should be included in the base bid where existing drains are found to be deteriorated or incompatible with the new roof assembly.

The roofing contractor should quote new roof drains and retrofit as a second option as it would likely be cheaper.

12. Please provide clarification regarding the required wall flashing termination detail. Is a termination bar acceptable at the top of the wall flashing, or will sheet metal counterflashing be required as part of the project?

The roofing contractor should quote the sheet metal counter flashing and the termination bar as a second option at lesser cost.

HS CAMPUS

13. The addendum identifies an area of deteriorated decking requiring repair. Based on our site observations, the deteriorated portion appears to consist of a plaster-like material or formwork associated with the concrete deck system rather than the structural concrete deck itself. The concrete deck above appears to remain intact and to be carrying the roof load.

We are seeking further clarification regarding the material in question, the purpose of the repair, and the intended scope of work to be included in the base bid.

The purpose would be to prevent any more of the plaster falling in that area of the classroom where it is damaged.
