About this file

This specification document outlines equipment and installation requirements for a walk-in cooler/freezer combo unit at Smith Elementary School in Mesquite Independent School District, Texas. The project calls for two refrigerated compartments: an 8'5" x 10'6" x 8'6" freezer holding unit and an 8'1" x 10'6" x 8'6" cooler holding unit, both with floors, manufactured by ThermoKool or equal. The specification includes detailed panel construction requirements, insulation specifications, door assemblies, lighting, refrigeration systems, and accessories. Bidders must submit requests for any equipment substitutions in writing at least ten working days prior to the bid opening date; failure to do so will result in rejection of proposed alternatives. The project requires final dimension confirmation by the installation contractor based on site conditions and project drawings.

The bid price must be comprehensive and all-inclusive, covering demolition and removal of existing units, installation of new walk-ins in accordance with manufacturer specifications and local codes, refrigeration line installation (not to exceed 30 feet per unit), drain line installation (not to exceed 25 feet per unit), refrigerant (estimated at 15 pounds per unit), crane fees, system startup and testing, permitting, and all sub-trades necessary to complete the project including flooring, electrical, ceiling work, and fire suppression modifications. The specification details exact refrigeration equipment models, condensing unit specifications with extended five-year compressor warranties (parts only, no labor), evaporator units, and control systems. The installation company is not responsible for additional code compliance items beyond the scope specified, and one year of additional labor-only warranty coverage is included for the second year of operation.

2.0 Walk-In Cooler / Freezer Panel Construction

2.1 All panels shall be constructed of prefabricated sections joined together to form a room of exact dimensions as shown on the contract drawings. To assure perfect alignment and maximum strength, corner panels shall be 90-degree angles. The ceiling and floor panels shall cam lock to the wall panels.

2.2 Panels shall consist of interior and exterior metal pans precisely formed, framed with tongue and groove High

Density Hard-Nosed Foam Rail with not less than 2 lbs. per square foot density and thoroughly checked for uniformity and accuracy. The metal pans or “skins” shall be placed into steel molds and liquid urethane injected into the assembly. Urethane shall be UL approved foamed-in-place and, when completely cured, binds tenaciously to the metal skins to form a rigid 4” thick insulated panel. To insure tight joints, panel edges must be tongue and groove with a flexible vinyl gasket on the interior and exterior edges. Gaskets shall be resistant to oil, fats, water, detergents and sunlight and must be NSF approved.

2.3 The assembly must adhere to the following code and design requirements:

2.3.1 2009 US Energy Bill H.R. 6 Energy Independence Act.

2.3.2 International Energy Conservation Code 2015 C403.2.15 and C403.2.16

2.3.3 DOE Energy Security and Independence Act of 2007 Section 312

3.0 Insulation

3.1 Wall and ceiling panel insulation for the Cooler/Freezer shall be 4” thick foamed-in-place urethane foam with a thermal conductivity K factor of 0.12. Panel insulation shall have a 97% closed cell structure, compression strength at yield point of 30 lbs. per square inch. The insulation shall be rated self-extinguishing and fire-retardant as specified under UL Class 1 and Factory Mutual 4880. Floor to be the same as described above except heavy duty reinforced to supply 3735 lb/sf uniform load.

4.0 Fasteners

4.1 All wall, ceiling and floor panels shall be assembled with cam-action panel fasteners employing an acentric mechanism and clutch principal to align panels perfectly and compress gaskets fully, including ceiling and floor panels. Each locking devise shall consist of a cam-action, hooked locking arm placed in the “tongue” rail and a steel rod precisely positioned in the adjoining “groove” rail. By rotating the locking arm, the hook engages over the rod and with cam-action, draws the panels tightly together. Locking mechanisms shall be operated from the interior utilizing a standard hex type allen wrench, all lock holes will then be sealed with a matching vinyl plug. The required locking wrench shall be supplied as part of the walk-in. All wall, floor and ceiling panels shall have a minimum of 3 cam-locking devices never to exceed a 46” on center spacing.
