About this file

This Scope of Work document pertains to HVAC supplemental cooling system installation at Camp Bowie Readiness Center in Brownwood, Texas, managed by the Texas Military Department Construction & Facilities Management Office. The project involves furnishing and installing a supplemental variable refrigerant flow (VRF) HVAC system to address insufficient cooling in first- and second-floor classrooms. The system includes a Daikin RXYA120AATJA outdoor condenser unit (or approved equal) with ceiling-mounted indoor fan coil units, refrigerant piping, condensate drain piping, controls, and all required accessories. Electrical work includes installation of a 60-ampere, 3-pole disconnect in a NEMA 3R enclosure, a 45-ampere, 3-pole breaker in Panel LP1, relocation of existing breakers, new conduit and conductors, and panel directory updates. The contractor must provide system startup, testing, and commissioning to verify classroom temperatures maintain 75 degrees Fahrenheit or below under occupied conditions during peak summer design conditions, with all work performed in accordance with Garver recommendations and applicable codes.

The scope of work encompasses comprehensive specifications for mechanical, electrical, and control system components in accordance with Division 23 (HVAC Systems) and Division 26 (Electrical Systems) standards. The work requires installation of six indoor fan coil units (five FXFA18AAVJU cassettes and one FXFA24AAVJU cassette), refrigerant isolation valves, specialized branch piping kits, six navigation remote controllers, and six decorative panels. Equipment pads, wall and ceiling penetrations, firestopping, and finish repairs are included. Contractor qualifications require ISO 9001 and ISO 14001 certification, with installer personnel needing manufacturer certification valid for the project duration. The manufacturer provides a five-year warranty on compressors and parts from Substantial Completion. Field quality control includes refrigerant tubing pressure testing at 1.2 times operating pressure (minimum 600 psig) for 24 hours, evacuation testing to 500 microns for one hour, system refrigerant charge verification witnessed by manufacturer representative, and startup service documentation including at least two hours of continuous operation recording with all available system parameters.

Camp Bowie RC Classroom HVAC Scope of Work

Camp Bowie RC MM 14 August 2025

ISSUE:

Garver was informed by Mr. Gary Bonner that cooling in first and second floor Classrooms was insu%icient to maintain temperatures below 78 degrees when fully occupied.

RESEARCH/FINDINGS:

Garver investigated the issue and found that the HVAC load for this area was insu%icient for a fully occupied classroom as noted by Mr. Gary Bonner.

RECOMMENDATIONS:

It is recommended that additional cooling be added to supplement the additional personnel that will be in the space.

Mechanical: It is estimated the spaces need a 114 MBH unit to provide additional cooling.

The proposed unit is a Daikin RXYA120AATJA (see attached VRV Selection Project Report

Product/Data Cut Sheets). This will utilize ceiling-mounted fan coil units and an independent outdoor condenser. Refer to attached sheets E-801 & E-104.

Electrical: Provide power to new unit. Install 60A/3-pole disconnect in NEMA 3R enclosure on exterior wall beside unit. Ensure there is a minimum 36” of clearance in front of disconnect and 30” of horizontal clearance. Refer to sheet E-501 for clearance details.

Indoor unit shall be powered through outdoor unit. Provide 45A/3-pole breaker and install in

Panel LP1-49,51,53. Relocate existing 20A/1-pole breakers to Panel ‘T1’. New conductor and conduit size: 1"C-3#6, 1#10(G). Print a new typed panel directory for Panel ‘LP1’.

Site: Locate new 10-ton condenser and pad adjacent to the sidewalk outside Door 107A.

Refer to sheet E-801.

Remarks

Reduced operational load

The sum of the required indoor unit capacities is 108,781BTU/h for cooling and 132,133BTU/h for heating. However, the outdoor unit selection uses reduced load values for cooling of 108,781BTU/h (=100%) and for heating of 111,000BTU/h

(=84%). Be aware that unrealistic reductions may lead to reduced comfort levels, different noise levels or increased wear and tear.

Outdoor vs. indoor position

Outdoor unit placed at the same level as the indoor units.

Required room measures

Note that this design is incomplete due to missing pipe lengths.
