About this file

This document is a Request for Proposals (RFP) Section 7 for Job Order Contracting (JOC) Flooring Services issued by The University of Texas at Austin's Project Management & Construction Services for the Main Campus (CAM) and Pickle Research Campus (PRC). The RFP solicits pricing for a comprehensive range of flooring services, including installation of various carpet types (carpet tiles, broadloom, six-foot rolls), vinyl composite tiles, vinyl enhanced tiles, luxury vinyl tiles, sheet vinyl, linoleum, rubber flooring, and related accessories. The contract has a base period of twelve months with four potential renewal option periods, each also lasting twelve months. The RFP number is 25JOC3800, and bidders are required to provide detailed unit pricing for numerous flooring materials and installation configurations, with options for both installed materials and attic stock quantities.

The pricing structure is extremely granular, with unit prices specified for different carpet weights (ranging from 17 to 38 ounces), various nylon types (premium and standard), and multiple installation styles (tile, roll, cut). Additional pricing is included for supporting services such as floor preparation, demolition, furniture moving, maintenance, repairs, and overtime work. The proposal requires bidders to meet specific manufacturer requirements, including a minimum of ten years of product production history, five-year backing system history, and a fifteen-year standard warranty covering wear, edge ravel, tuft bind, delamination, and static control. Pricing is to be provided per square yard or square foot, depending on the specific flooring type, with the University determining final quantities for each project.
