PART 1 - Section C Scope of Work
Maui Janitorial Specifications
Total Approximate Footage to be Cleaned

Specifications
Services shall be performed:
SKED I Maui Tower (Ground Floor, stairways & landways, and Tower Cab)
SKED II Maui ATCT Base Building
SKED III ESU Building (Maui SSC Shop)
SKED IV NWS Building
All janitorial services performed in the TOWER CAB shall be performed between the hours of 7:00pm and 7:30am unless authorized by the COR
Contractor shall furnish all labor, materials, equipment and supplies unless otherwise stated herein, to perform janitorial services at the FAA Air Traffic
Control Tower, Kahului Airport, Maui.

8. Clean and polish restroom mirrors, shelving, dispensers, and fixtures; remove stains with non abrasive cleaner.
9. Vacuum all carpeted area with a contractor furnished quiet model vacuum approved by COR.
3. Wet mop restroom floors with antiseptic and deodorant to remove all unsanitary ordors. Floors must be free of streaks, swirl marks, detergent residue, or any evidence of soil, stains, film, debris, or standing water.
5. Clean and disinfect toilets including inside and outside of toilet bowls, its seats, and all urinals, including inside rims; remove all rust encrustation and water rings; traps shall be free of unsanitary odors at all at all times.
6. Clean and disinfect wash basins and sink fixtures in all restrooms; After cleaning area shall be free from streaks, stains, spots, smudges, and scale.
7. Furnish necessary paper hand wiping towel dispensers, seat tissue, and paper towels for all restrooms. Dispensers shall be checked for proper operations, cleaned, and refilled. Contractor to furnish all toilet tissue, seat tissue, paper towels, and soap. All materials shall be approved by the COR.
4. Damp wipe urinal partitions and wall areas using an antiseptic disinfectant removing all soil or stains.
1. Empty and clean all wastebaskets and waste receptacles. Haul and dispose of all rubbish collected from the area to the facility trash dumpster.
2. Provide plastic liners for all waste receptacles.

17. Dust mop stairways and dust handrail and fixtures from subjunction elevator level to the tower cab.
18. Sweep and damp mop emergency stairways and landings, removing all foreign matter.
13. Dust furniture, including desk phones, chairs, files cabinets, bookcases, coat racks, Tower Cab console, shelves, tables, and window sills using chemically treated dust cloths. Dust desktops to extent accessible without disturbing items.
19. Spot clean glass areas, inside and outside, of the front vestibule, main entrance and exit of the base building to ATCT, and glass entrance to ESU and NWS building.
15. Damp wipe tower cab pull shades on both sides. All visible streaks shall be removed per manufactures and FAA specifications. Contractor to coordinate times with COR.
16. Clean and polish elevator and elevator doors inside and outside. Walls and doors shall be free of smudges and soil. Overhead light covers shall be kept free of dust and cobwebs.
14. Wash tower cab windows inside and outside. Windows shall be streak free without spots. Contractor to coordinate times with
COR.
10. Dust mop all tile floors using chemically treated dust collecting dry mop head.
11. Damp mop all tile floors using an antiseptic disinfectant. Remove scuffs and perform as required if signs of soil or mud.
12. Buff, remove all stains, foreign objects and scuff marks on all tiled areas. Re-wax as required
20. Wash all glass windows inside and outside including the subjunction glass window. Finished area shall be dry with no streaks, smudges, dirt, or film.

23. Damp wipe folding partitions and blind room dividers using a cleaning solution that does not remove paint or discolor original surface. Finished are shall be dry and have no streaks, smudges, or drip marks.
24. Wash glass railing inside and outside around tower cab lower level. Finished area shall be dry and have no wiping streaks, film, spots, or drip marks.
25. Wax tower cab consoles and interior ledge, using any popular brand of furniture polish. Coordinate time with COR.
26. Shampoo all carpet to remove all soils, stains, and markings.
27. Strip and clean tiled areas throughout the entire facility. Remove all scuff marks and foreign objects (dirt, gum scum, etc.) from the surface and grout lines. After surface is clean and free from particles the floor shall be waxed and buff. If ceramic tile grout shall be sealed per manufacturers specifications.
All work and materials used shall be coordinated and approved by the COR prior to use and for completion.
28. Dust light fixutres, HVAC registers, walls, and ceilings. All areas shall be free from dust, cobwebs, and dead insects.
21. Damp wipe counters and tables using an antiseptic deisinfectant.
22. Clean and wax tops and sides of cabinets, desks, tables, doors, and counters using any popular brand of furniture polish.

Definition of Abbreviations
All Janitorial services listed shall be performed once a week. Dates and times to be agreed upon between the contractor and the COR. There must be a time lapse of at least 5 days between each weekly service.
All Janitorial services listed shall be performed twice a week. Dates and times to be agreed upon between the contractor and the COR. There must be a time lapse of at least 2 days between each service.
All Janitorial services listed shall be performed three days a week. There must be a time lapse of at least 1 day between each service.
All Janitorial services listed shall be performed four days a week including all national holidays.
All Janitorial services listed shall be performed once monthly. There must be a time lapse of at least 20 days and not more than 30 days between services. Dates and times shall be agreed upon between the contractor and the COR. Upon completion of work, the contractor will prepare a work ticket which contains the date and time of work performed and give a copy to the COR for acceptance of work performance.
All Janitorial services listed shall be performed twice monthly. There must be a time lapse of at least 12 to 15 days between services. Dates and times shall be agreed upon between the contractor and the COR. Upon completion of work, the contractor will prepare a work ticket which contains the date and time of work performed and give a copy to the COR for acceptance of work performance.

All Janitorial services listed shall be performed once yearly. Dates and times shall be agreed upon between the contractor and the COR. Upon completion of work, the contractor will prepare a work ticket which contains the date and time of work performed and give a copy to the COR for acceptance of work performance.
All Janitorial services listed shall be performed twice yearly. First service shall be with the first 2 months of the contractual year and the second service shall be on the 6th or 7th month of the contractual year. Dates and times shall be agreed upon between the contractor and the COR. Upon completion of work, the contractor will prepare a work ticket which contains the date and time of work performed and give a copy to the COR for acceptance of work performance.
