10 December 2024 Page 17 of 31

1.4. Weather limitations: The Contractor shall proceed with installation only when existing and forecasted weather conditions permit the assembly of roofing systems components according to manufacturers’ written instructions and warranty requirements, and specified safety requirements.

1.5. Removed materials, waste, and debris shall be the property of the Contractor, unless otherwise stated herein; Contractor shall be responsible for proper disposal/recycling of such materials off base, which materials shall be promptly removed from the installation and shall not be stored or stockpiled unless submitted and approved for such.

1.6. The Contractor shall coordinate and reduce disruption to occupants during demolition, installation, renovation, and/or repairs.

1.7. Damaged Work and Materials: Restore work and materials that become damaged during construction to original condition or replace with new materials.

2. DESCRIPTION OF WORK:

2.1. Demolish asphalt shingle roof systems and replace with standing seam metal roofing system (SSMR).

2.2. Standing seam metal roof panels shall be symmetrical in design, typically referred to as a T-Seam style, and shall be mechanically seamed with a field operated electric seaming machine approved by the manufacturer. The roof panel system must allow for individual roof panels to be independently removed and replaced from any point on the roof without damage to adjacent roof panel(s) or the need to remove adjacent roof panel(s). Roof panel seam caps shall match panel finish and color, and have a row (or rows) of integral factory hot applied sealant. Sealant should not come in contact with panel attachment clip, and clip should not require sealant to maintain a weathertight condition. Roof panel attachment clips shall accommodate thermal movement.

2.3. Standing seam metal roof panels shall be factory formed, have a minimum uncoated thickness of 22 gauge, a width of 16 inches to 18 inches, and a seam height between 2-3/8 inches and 3 inches. Panel material shall be aluminum-Zinc alloy coated steel sheet, Type AZ-50, Grade 50, conforming to ASTM A792/A792M and AISI SG03-3.

Manufacturer shall form striations in the roof panel pans to enhance rigidity and reduce the effects of “oil-canning”. All roof panels are to receive a factory applied polyvinylidene fluoride (PVDF2) finish consisting of a baked topcoat with a manufacturer's recommended prime coat. The roof panel system must be approved by the manufacturer to be installed on roof slopes as low as ½:12 (one-half to 12). The color of the roof panels shall be dark bronze to match adjacent facilities. Material colors shall be approved by the CO or COR before ordering.

10 December 2024 Page 18 of 31

2.4. Roofing systems shall include all roof panels, flashing, ridge venting (and any other necessary venting), ice and water shield/protection, self-adhered underlayment, lightning protection systems, snow rail systems, fall protection systems, and all necessary appurtenances for a new, complete, and watertight system. Screen all large vents. Ensure attic spaces are properly vented at ridges and soffits. Install new drip edge, rake trim, and flashing (including step flashing) appropriate for the application.

All drip edge, ridge vents, flashing, and roof vents shall match the roofing color.

Noncorrosive metals with factory-applied color finishes are required.

2.5. Install a self-adhered underlayment between new standing seam metal roofing material and the substrate. The Contractor shall conduct a field survey of existing subject building and roof systems, and develop design specifications to ensure that new underlayment selection and installation, and in particular any self-adhering modified bitumen underlayment, will not cause condensation issues in the roof assembly. Show the extent and location of the appropriate underlayment on the drawings.

2.6. Remove and replace in kind any damaged areas of the existing wood roof deck sheeting (3/4” fire-rated sheeting). Remove and replace in kind any damaged nailers below the roof deck sheeting (original nailers are fire-treated lumber). Material replacement shall be per New York State Building Code requirements. Project shall include up to 3,300 square feet of wood roof deck sheeting replacement, and up to 200 lineal feet of nailer replacement. See the provided existing as-built drawings for original deck sheeting and nailer plan details. Replacement of sheeting and nailers beyond the allotted amounts listed above (3,300 SF and 200 LF), shall be treated as a differing site condition under the authority of clause 52.243-1 Alternate II.

2.7. Install an ice and water shield on eave, rake, and valley surfaces, and at all roof penetrations, parapet walls, chimneys and roof crickets. The ice and water shield is to be a self-adhering, rubberized asphalt, polyolefin film membrane, with an anti-skid coating, and a minimum thickness of 40 mils, such as Carlisle WIP 300 HT underlayment, or comparable. This underlayment must also be approved by the manufacturer to be installed on the roof slope of the building for which it is intended.

2.8. Roof panels should be free to cycle thermally independent of the building structure.

All flashing connections, curbs, and penetrations must be hydrostatic to a minimum of 6 inches above the drainage plane.

2.9. Install new small round penetrations with pre-manufactured EPDM black rubber boots having a laminated aluminum compression ring at the base and secure at the top using a stainless steel draw band.

2.10. Match color of all exposed equipment, flashing, and vents to the roof color.

2.11. Install new roof systems, drip edge, rake trim, and flashing (including step flashing) to accommodate anticipated climate conditions, snow loads, and wind loads.

10 December 2024 Page 19 of 31

2.12. Install a new, double-tube, continuous snow retention device at all eaves that are non-corrosive, non-penetrating, and mechanically attached with convex setscrews to the standing seams, penetrations, and roof curbs.

2.13. Account and allow for proper handling of any rooftop equipment, including equipment curbing replacement, during survey, design and construction work.

2.14. Install a new complete and functioning Lightning Protection System (LPS) in accordance with requirements of the roof system warranty (no penetrations at valleys, eaves, or seams of a roof panel), and according to the provided Lightning Protection Roof Plan (Plan Sheet 2EL-102). Ensure that LPS roof mounting systems are approved by the roofing panel manufacturer. Arrange LPS components in an ordered, uncluttered and inconspicuous appearance; integrate components into the organization of the roof and wall systems, as appropriate. Retain, safely store, and reuse the existing 1/2 inch x 12 inches CU Air Terminal lightning rods. Existing ground rods may be reused, if adequate for the LPS requirements. All other LPS equipment shall be new, including but not limited to saddle bases, 28/14 copper cable, and 28/14 copper cable ground loop. Saddle bases shall be non-corrosive, non-penetrating, and mechanically attached with setscrews to the standing seams of the metal roof.

2.14. If existing gutters or downspouts need to be removed or adjusted during existing roof demolition or new roof system installation, Contractor shall carefully remove, retain, safely store, and reinstall existing gutters and downspouts as close to their previous locations as new roof system will allow. Gutters and downspouts shall not be damaged or marred during their removal or reinstallation, or during demolition of existing roof materials or installation of new roof materials. Contractor shall use new fasteners for gutter and downspout reinstallation.

2.15. Install permanent fall protection in accordance with the ANSI/ASSE Z359 Fall

Protection Code, and UFC 3-110-03.
