About this file

This is a Request for Qualifications (RFQ) issued by the Perry Downtown Development Authority (DDA) in coordination with the City of Perry, Georgia, for the planning, development, and construction of a mixed-use facility on a 1.4-acre site located in Downtown Perry at 718 Carroll Street between Carroll Street and Main Street. The project requires qualified developers to demonstrate capability in delivering the development in an independent, timely, professional, and comprehensive manner. The proposed development must include City of Perry office space as a permanent tenant with square footage to be determined by the City, along with complementary private uses such as retail, restaurants, office space, and residential units designed to leverage the site's density potential and drive downtown patronage. The RFQ includes supporting documentation referenced as Exhibit A (site survey and photographs) and Exhibit C (demographic information), which provide essential project details for respondents.

The file does not contain specific information regarding pricing terms, set-asides, contract duration, renewal options, funding sources, or financial requirements. The solicitation emphasizes that proposed uses should address identified needs in the Downtown Perry and local markets, positioning the development as a strategic investment in the growing downtown area. Prospective developers should address how their proposals will create a complementary mixed-use development that maximizes the site's location advantages while meeting the mandatory requirement of providing permanent municipal office space for the City of Perry.
