About this file
This is a Tenant Estoppel Certificate form issued by the Commonwealth of Massachusetts, Division of Capital Asset Management and Maintenance (DCAMM), on behalf of a User Agency in connection with a lease agreement for office space. The certificate serves as a formal attestation of the lease's current status and the tenant's occupancy rights. The related contract opportunity (Project #202610200) seeks approximately 8,500 usable square feet of office space, with flexibility to consider properties ranging from 7,500 to 10,000 square feet across multiple municipalities in southeastern Massachusetts, including Abington, Attleboro, Brockton, Randolph, and surrounding areas. The lease term is specified as 10 years.
The estoppel certificate form requires completion of standard lease provisions including the term commencement date, scheduled expiration date, monthly rent amount, rent payment status, and number of reserved parking spaces. The tenant certifies that the lease is in full force and effect, that no defaults or defenses exist, that rent is current with no unauthorized concessions granted, that landlord improvements have been completed satisfactorily, and that the tenant occupies and actively uses the entire premises for permitted purposes. The certificate explicitly requires that it be executed as a sealed instrument governed by Massachusetts law and must be signed by the Commissioner of DCAMM and an authorized representative of the User Agency. The form includes Exhibit A for documenting any exceptions to the standard certifications regarding lease provisions, defaults, rent, or landlord improvements.
