About this file
The document is a Scope of Work and Proposal Form for Division 13 Pre-Engineered Metal Buildings (PEMB) issued by the City of Sulphur Springs, Texas, for a Senior Center construction project. The project involves constructing three interconnected buildings (A, B, and C) totaling 9,053 square feet of conditioned and covered space, with detailed specifications for structural framing, roof and wall panels, insulation, and architectural elements. The buildings will feature specific requirements for bay spacing, roof panel types (24 ga. standing seam with varying profiles), wall framing, and include provisions for six roof top units (RTUs) and six skylights.
The project is designed under the 2018 International Building Code with specific engineering parameters, including wind speed of 105 mph, exposure category B, seismic design category B, and various load specifications. The PEMB contractor will be responsible for providing comprehensive engineering, labor, equipment, and materials for the entire package, including specialized roof and wall panels from manufacturers like MBCI and McElroy, with specific finish and insulation requirements. The contract includes detailed technical specifications for panel types, thermal spacers, gutters, downspouts, and framing, with minimum insulation values of R-38 for roofing and R-26 for walls, indicating a focus on energy efficiency and detailed construction standards.
