ROOF COATING SYSTEMS 075700 - 4

C. Verify that all other work involved with this area, done under other sections, has been completed.

3.2 SURFACE PREPARATION

NOTE: IT IS EXTREMELY IMPORTANT FOR THE ROOF TO BE CLEAN AND DRY.

A. Remove heavy deposits of dirt, leaves and other debris from the roof using a stiff broom.

Inspect metal fasteners and retighten where possible. Where fasteners are missing, corroded, or neoprene grommets are deteriorated, replace with oversize screws. Inspect horizontal and vertical seams, panel end laps, and tension bars/straps. Where necessary, remove fasteners to separate the panels, remove existing sealant, add new butyl caulk, and re-secure with new fasteners to create a water-tight compression seal.

B. Pressure wash the roof with water and allow to dry completely. After the roof is dry from initial cleaning, apply a manufacturer applied surface cleaner according to label instructions with sprayer of choice, using a 3-4 ft (0.91-1.22 m) arc pattern. A Hudson-type agricultural sprayer, conventional pressure sprayer or airless sprayer is recommended. Allow solution to stand for 10-15 minutes, adding a light mist of water to prevent drying. While it sets, lightly agitate any heavily soiled areas with a broom or brush. Do not allow dirt to settle in low areas. Use a commercial power washer >3,000 psi (20.69 MPa) to remove debris and continue rinsing until all suds are gone. Start at the lowest point of the roof and work towards the highest point. For low-sloped roofs, work away from and then back towards drainage devices. It is important to keep the surface wet until all of the cleaners and other residue has been completely rinsed off and the surface is clean.

C. BIOLOGICAL CONTROL: Areas of algae, mildew or fungus on the roof should be treated with a solution of one part bleach to three parts water followed by a power washer rinse using clear water.

D. DRYING: Allow surfaces to dry thoroughly. Examine the roof, paying particular attention to areas of physical damage or previous repairs to determine that residual water has in fact dried before continuing application. NOTE: Drying time depends on weather conditions such as temperature, humidity, and air movement. The above drying time assumes good weather (70°F daytime temperature) and no rain. Lower temperatures or overcast conditions will extend dry times.

E. Structurally sound metal panels with moderate to extensive oxidation should be cleaned and/or lightly abraded to remove loose surface rust and treated with a rust-inhibiting primer to help prevent corrosion from spreading.

F. Substrate Condition: Loose paint, powdery or friable rust and scale must be completely removed by power brushing to provide a sound, tight surface. Soft asphalt, and/or bitumastics and silicone caulking shall be completely removed.

3.3 COATING APPLICATION

A. Apply coating system to metal roofing by spray, roller, or other suitable application method according to coating manufacturer's written instructions.

ROOF COATING SYSTEMS 075700 - 5

B. Apply base coat(s) and topcoat(s) to obtain a uniform, seamless membrane free of blisters and pinholes. Apply each coat at right angles to preceding coat, using contrasting color tints for successive coats.

1. Urethane Coating System: Apply coating system as follows:

a. Primer:

1) No rust: Apply 1 coat of primer at a rate of one gallon per 300 sq. ft.

2) Minimal rust: Apply 2 coats of primer at a rate one gallon per 300 sq. ft per pass, resulting in a total of one gallon per 150 sq. ft. of finished primer.

3) Pronounced rusting: Apply 2 coats of primer at one gallon per 150 sq. ft. per pass, resulting in one gallon per 75 sq. ft. of finished product.

4) Allow drying to the touch, but no more than 72 hours prior to coating. If more than 72 hours pass, mechanically abrade surface, and recoat with primer at one gallon per 300 sq ft.

b. Flashing & Seams: Apply fast set polyurea hybrid with plural component airless equipment. Seams and flashing must have a minimum of 64 mils of total film thickness which should be applied in a single pass while spraying into the seam.

Note: Allow to dry, inspect seams. Where seams show openings, choose one:

1. Apply an additional pass of polyurea hybrid.

2. Seal with a single-component polyurethane sealant.

Note: All seams and penetration flashing must be fully encapsulated before proceeding to the next step.

c. Base Coat: Fast set polyurea hybrid, 32 mils DFT

NOTE: Coating must cover all surfaces completely at a minimum of 32 mils.

Extra coating material is required at all edges and penetrations. Contractor should figure 10% losses due to overspray, texture, and wind.

d. Topcoats: Aliphatic polyurethane, 16 mils WFT / 11 mils DFT each

C. Height at Terminations: Apply coating system at wall terminations and other vertical surfaces to extend vertically beyond the metal flashing by a minimum of 6 inches.

D. Drip Edge and Metal Fascia: Apply the coating system to all metal drip edges and matching fascia/flashing (not the fascia matching the siding). Prepare the surface similar to the main roof area and utilize masking to protect the adjacent fascia and siding.

E. Mineral Granules: Apply mineral granules over wet topcoat, using pressure equipment at the rate of 0.5 lb/sf. Remove excess granules after topcoat has cured. Then apply the second topcoat to seal in granules. Consult coating manufacturer for additional application requirements.

F. Sealant: Apply sealant to perimeter and other terminations as required by the manufacturer to obtain the 20-year system warranty.

ROOF COATING SYSTEMS 075700 - 6

G. Cure coatings according to manufacturer's written instructions, taking care to prevent contamination and damage during application stages and curing. Do not permit traffic on uncured coatings.

H. Defects: There shall be no blisters, pinholes, voids or membrane defects of any kind.

Appearance shall be smooth and uniform, as observed from the ground.

I. Overspray: Any instances of overspray or damage to adjacent items will be solely the contractor’s responsibility to fix at no additional cost to the Government.
