About this file
This is a Tenant Estoppel Certificate issued by the Commonwealth of Massachusetts, Division of Capital Asset Management and Maintenance (DCAMM), serving as the tenant in a commercial real estate lease agreement. The certificate documents the status of a lease for office space to be occupied by the Cape & Islands District Attorney's office, with the property located in one of the following municipalities: Barnstable, Bourne, Mashpee, Sandwich, or Yarmouth. The lease covers approximately 7,100 usable square feet, with DCAMM willing to consider spaces ranging from 6,390 to 7,810 square feet. The initial lease term is for three years with an option to extend up to ten additional years. The certificate confirms that the lease is in full force and effect, that the tenant has taken occupancy and is actively conducting business in the premises, and that all landlord improvements have been completed to the tenant's satisfaction.
The estoppel certificate attests that there are no events of default by either the landlord or tenant under the lease, no outstanding claims or defenses against lease enforcement, and that rent payment is current with no unauthorized advance payments or rental concessions made. The document serves as an official certification of the lease status as of March 2011 and is governed by Massachusetts law. Any exceptions to the standard certifications are to be documented in Exhibit A, which remains blank in this version, indicating full compliance with all represented lease conditions.
