A 20-year warranty on concrete components and one-year warranty on all other components is required.

The specifications establish rigorous design and construction requirements including structural live load capacities (350 psf snow load, 120-150 mph wind load, earthquake design per IBC), one-piece full-length vault units with minimum 4-inch walls, 4.5-inch roof, and 5-inch floor thickness, and ADA accessibility compliance with 60-inch turning diameter. Exterior finishes include Cappucino Cream barn wood walls and Java Brown shake roof with privacy latches, Schlage locks, and appropriate signage. Concrete materials must meet ACI 211.1 standards with minimum 675 pounds cementitious material per yard, maximum 0.45 water-cement ratio, and air-entrainment of 5.0% ±2.0%. Testing by independent PCI-certified laboratories is mandatory, with compressive strength minimums of 2500 psi at release, 4500 psi at 7 days, and 5000 psi at 28 days. Installation includes sand or crushed aggregate bedding, proper excavation and backfill with mechanical compaction, finish grading with 5% maximum slope, and a minimum 12-inch diameter vent stack three feet above roof peak. The contractor must provide delivery notification 10 days in advance and 48 hours before exact delivery dates, with deliveries limited to 8:00 a.m. to 4:30 p.m., Monday through Friday.
