About this file

This Addendum No. 1 document, issued January 22, 2026, provides clarifications for a Design Professional Services request for qualifications (RFQ) for Project BR-90-2601, the Bailey School of Music & Textiles Chastain Pointe Renovations at Kennesaw State University in Kennesaw, Georgia. The project involves design professional services for the renovation of approximately 50,000-60,000 square feet across Buildings 100 and 200. The selected design firm will be responsible for programming, site assessments, and coordination directly with KSU's Planning, Design, and Construction Senior Campus Planner and Project Manager. The Board of Regents will hold the design professional contract, and the project will follow the BOR Policy and Procedures Manual for all submissions and milestone reviews. The design delivery method is Design-Bid-Build (DBB), with GSFIC DRG not involved in design phase reviews or construction oversight. The State Fire Marshal will conduct design reviews. Shortlisted firms will receive access to existing building documentation, feasibility studies, and site visits to assess current conditions.

The selected design firm will determine the project schedule in coordination with KSU and will be required to submit cost estimates at milestones per the BOR Building Project Procedures Manual. The scope is subject to programming phase determinations, including decisions regarding civil and landscape design, construction phasing, exterior modifications, food service spaces, parking adjustments, landscape and parking connections between buildings, ADA improvements, and wayfinding/signage. KSU has established design and construction standards for AV/IT and campus guidelines that will be provided to the selected firm. Building 100 Phase 1 has been completed with Phase 2 currently under construction. All BOR projects target a minimum of 2 Georgia Peach Points for sustainable building practices. Many scope elements, including hazardous materials assessment, MEP infrastructure adequacy, and specific program requirements, will be confirmed during the programming phase with input from relevant stakeholders including music and textile department representatives.
