About this file

This document is a roofing project specification for a residential property located at 210 Lake Shore Drive in Pleasant Valley, NY, dated 7/31/2025. The project involves complete roof replacement for a single-family home, requiring the removal of existing roofing materials and installation of new roofing components. Key specifications include stripping the roof down to the decking, inspecting for damage, potentially replacing up to one sheet of plywood sheathing, installing ice shield, new drip edge, synthetic underlayment, vent pipe boots, and ridge vent. The contractor will install 30-year architectural, self-sealing GAF shingles with color subject to owner approval.

The specification includes several special requirements for the contractor, such as trimming tree limbs to create a four-foot building envelope, thorough cleanup of roofing debris, and careful property protection during the project. The contractor must also provide an add/alternate estimate for potentially replacing all roof plywood sheathing if extensive deterioration is discovered. Additional obligations include maintaining a clean work site, completing the installation continuously on normal workdays, securing necessary building permits, and ensuring all components are installed according to manufacturer specifications and New York State Building Code. The document emphasizes that the contractor will be held responsible for any property damages resulting from negligence.
