Please note the following clarifications for inclusion in bids:

5.01. No Electrical Filed Sub-Bids were received by AVC for the proposed project scope.

Assabet Valley Collaborative REACH/Evolve program wishes to have the General Contractor include the Electrical/Alarm scope of work within its bid. Therefore, General Contractor Bid due date and time has been extended to Friday April 22nd, 2022 at 12pm noon, to allow inclusion of electrical sub-contractor services, as part of the General Contractor bid.

5.02. The anticipated start date is pushed to Friday May 6th, 2022. The desired date to receive a temporary Certificate of Occupancy has been extended to Thursday August 25th, 2022. (Refer to all Addendum regarding schedule and Critical Path items),

5.03. Is there a service elevator for use to remove debris from the 2nd floor? There is no service elevator, but access to the second level can be obtained easily from the upper level grade parking lot, leading to the commonly used rear entrance. For demolition/construction, the General Contractor shall post signage with advanced scheduling to notify adjacent tenants of proposed work,

5.04. Will the Owner (AVC) be making available an office or room directly adjacent to the work site on the exterior wall of the building, with a window for potential use of a trash chute? Although not contemplated initially, AVC is a tenant directly below the space to be renovated, so some first level parking spaces could be used below a 2nd level, selected window to be removed by the General Contractor, for temporary use of a trash chute,

5.05. Are there MBE/Woman-Owned/Minority-Owned Participation Goals for this project? Five percent (5%) Participation is sought for this project,

5.06. Is Builder’s Risk policy cost to be incurred by the Owner or General Contractor? For pricing purposes, assume that AVC (owner) will obtain Builder’s Risk coverage during the construction period. AVC may negotiate with the awarded General Contractor, to see if their ability to obtain Builder’s Risk coverage may be more cost effective.

5.07. If a Filed Sub-Bidder has MA. Prevailing Wage violations for work performed on this project, who is responsible for the violations, the Filed Sub-Bidder or General Contractor? Filed Sub-Bidders were required to submit a Bidder’s Certification Regarding Payment of Prevailing Wages and Labor Harmony & OSHA Training Certification. The Filed Sub-Bidder is responsible for their respective scope of work.

5.08. There are no liquidated damages sought for this project,

5.09. Permit fees are not waived for this project, Addendum No.5: REACH/Evolve Tenant Space Upgrades Assabet Valley Collaborative 28 Lord Road, Marlborough, MA. 01752 3rd April 2022
