2. Dedicated heat recovery chiller (MULTISTACK)

ANNUAL PREVENTIVE MAINTENANCE

Electrical Components:

1. Check for excessive vibration.

2. Check main power supply voltage.

3. Check all external interlocks.

4. Inspect compressor terminals.

5. Check compressor crankcase heater operation.

6. Tighten all contactor, relay and circuit breaker terminals.

7. Check and calibrate all compressor safety controls.

8. Check and record compressor voltages and amperages.

9. Check and record pump and condenser fan amperages.

10. Dry clean electrical panels, remove debris.

Refrigeration Circuits:

1. Analyze refrigerant with tube-type moisture/acid analyzer.

2. Check and record refrigerant subcooling and superheat.

3. Check liquid solenoid valves.

4. Check expansion valve and sensing bulb connections.

Evaporator and Condenser Water System:

1. Clean the pumps and heat exchanger strainers.

2. Remove header caps and clean the entering chilled water and entering condenser water strainers.

3. If needed, acid back flush the heat exchangers. In severe cases where the chilled water system is contaminated the heat exchangers may need back flushing. Multistack makes available a cleaning kit. Use only chemicals compatible with 316L stainless steel and copper.

4. Check chilled water pumps and hot water pumps.

Check and record amp draw of the pumps and voltage. Check for signs of leakage at pump seal and suction and discharge connections. Inspect all insulation on piping and control sensors. Repair and replace as necessary. Inspect entire plumbing system for leaks and clean any strainers on the system
