About this file

This is a roof inspection report prepared for Detroit Public Schools' Priest Elementary/Middle School located at 7840 Wagner Street, Detroit, Michigan. The inspection was conducted on May 15, 2026, to assess the remaining useful life of the existing roof systems across 20 distinct roof areas (A through T). The facility's roof consists of multiple systems installed at different periods: Roof Areas A through E feature 4-ply hot asphalt with aggregate surface installed in 2003-2004, Roof Areas F through R feature similar 4-ply systems installed prior to 1999, Roof Area J contains a smooth surface built-up roof (BUR) from pre-1999, and Roof Areas S and T feature architectural asphalt shingles installed prior to 1999. The total roof area inspected encompasses approximately 69,476 square feet across varying heights between 12 and 354 feet, with drainage systems consisting of roof drains, gutters, and eaves.

The inspection recommends aggressive preventative maintenance for Roof Areas A through E at an estimated cost of $4,500; complete removal and replacement with R-30 insulation and 60-mil EPDM membrane for Roof Areas F through R at an estimated cost of $750,000, which is eligible for a 20-year warranty; and replacement of asphalt shingle systems for Roof Areas S and T at an estimated cost of $61,000. The total estimated construction cost is $815,500. The inspection documentation identifies significant deterioration including membrane deterioration, cracked drain pans, sealant failures, open flashing, severely deteriorated shingles, and previous repairs made to flashing laps and tubular penetration flashings. The report notes that remaining roof life estimates are based on the age of systems, visual inspection findings, and assume no maintenance is performed.

EXECUTIVE SUMMARY

On May 15, 2026 a visual inspection of the existing roof system was performed. The purpose of this inspection was to determine the estimated surface life left of the existing roof system. Roof

Areas A, B, C, D, E existing systems consisted of a 4-ply in hot asphalt with an aggregate surface system installed in 2004. Roof Areas F, G, H, I, K, L, M, N, O, P, Q, & R existing systems consisted of a 4-ply in hot asphalt with an aggregate surface system installed prior to 1999. Roof Area J existing system consisted of a smooth surface BUR installed prior to 1999. Roof Areas S & T existing system consisted of a granular surface architectural style asphalt shingle installed prior to

1999.

Recommendations:

Roof Areas A, B, C, D & E: Aggressive preventative maintenance

Roof Areas F, G, H, I, J, K, L, M, N, O, P, Q & R: Remove existing roof systems system down to the structural steel deck. Install a R-30 Insulation system with a fully-adhered 60-mil EPDM membrane. This system is eligible for a 20 year warranty.

Roof Areas S & T: Remove and replace asphalt shingle system.

Estimated Construction Costs:

Roof Areas A, B, C, D & E: Aggressive preventative maintenance: $4,500.00

Roof Areas F, G, H, I, J, K, L, M, N, O, P, Q & R: Full replacement with a R-30 Insulation System with a fully-adhered 60-mil EPDM: $750,000.00

Roof Areas S & T: New asphalt shingle system. $61,000.00

ROOF PLAN:

Note: Remaining life of existing roof systems is based on the estimated age of the roofs, visual inspection and assuming no maintenance being performed. Preforming repairs to roof areas that are red will not add any years to the roof life. It will only stop the current problem.
