About this file

The file is a technical specifications document for the Kansas Department for Aging & Disability Services (KDADS) related to the demolition of the Carmichael and Rush Buildings at the Osawatomie State Hospital. The project, identified as KDADS Project No. X-1478, involves comprehensive demolition activities including removing buildings, associated utilities, and paved surfaces. The project has two potential bid options: a base bid for demolishing the Carmichael and Rush buildings, and an alternate bid that also includes demolition of Carmichael Circle road. The project is scheduled for March 2025, with a base bid completion timeline of 270 calendar days and an alternate bid timeline of 360 calendar days from the purchase order issuance date.

The technical specifications outline detailed requirements for site clearing, earth moving, utility disconnection, and site restoration. The contractor will be responsible for removing furniture, demolishing buildings and associated infrastructure, creating a waste disposal site on the OSH campus, installing new electrical services, and restoring the grounds. Liquidated damages are set at $250 per day for failing to meet substantial or final completion timelines. The project also includes specific provisions for handling potentially hazardous materials, such as refrigerants in HVAC equipment and non-friable asbestos-containing materials, with strict guidelines for safe removal and disposal. The project will require careful coordination with ongoing hospital operations and adherence to environmental and safety regulations.
